This 2-bedroom triplex at 834 W. Wolfram in Lakeview came on the market in February 2015.

It is part of 2-unit condo association with this unit being the front part of an old Victorian house (which is on the left in the picture above).

We actually chattered about the back unit which was almost like a loft townhouse in May 2014. See that chatter here.

This unit, however, has a completely different interior with a classical three story staircase and 2-story living room.

It has a private entrance on the street.

The master bedroom appears to be on the ground level right next to the foyer.

The living/dining/kitchen is on the second floor and the second bedroom is a loft-style bedroom on the third floor.

The kitchen has maple cabinets, granite counter tops and stainless steel appliances.

There are Brazilian cherry wood floors and skylights.

It has central air, washer/dryer in the unit and 1-car garage parking.

There don’t appear to be any HOAs as it looks to be a self-managed association between the 2 units.

Originally listed in February for $799,000, it has reduced $180,000 to $619,000.

  3. What if you don’t get along with your neighbor and then there’s no association to help sort out the issue? If the neighbor smoked and made your house stink, there would be no recourse. Likewise, if they had an insect issue and refused to allow an exterminator in their unit, it would be awful.

  5. Nice finishes…great location in Lakeview just north of L.Park. Problem is square FOOTAGE. That is why Eudice doesn’t have it listed. It is TINY! I am guessing about 2400 sqft total; or basically over $300 a sqft. at $799,000. Way overpriced…now it will sell quick at $250 a sqft.! Huge reduction means DESPERATE~

  6. 2400 sqft is not tiny, and it doesn’t even look that big due to all the wasted floor space on the 2nd floor with the open loft plan they have going on

    Nah. The Gross SF per floor is about 900-950 (its on a 30′ lot), so even after you deduct 200 from the 2d floor, and only count half of the 3d floor (kneewalls and open floor) it’s still at least about 2,000 SF.

    But yeah, not 2,400. If it were 2400, that should be in the listing.

  8. The house measures approx. 20 x 45 for each floor; plus partial attic rooms etc. I measured looking at city plat map.
    900 x 2 plus 600 =2400 sqft.

  9. “Nice finishes”

    Ehh, my guess is that the outdated looking finishes are what’s causing this place to linger on the market. I’m curious when this place was actually renovated as the outdated cherry floors, bathroom vanities and kitchen cabinets look like it’s straight out of the 90’s.
