$25K Reduction on 3-Bedroom Vintage: 2910 N. Pine Grove
We last chattered about this pretty 1910 vintage 3-bedroom unit at 2910 N. Pine Grove in early December 2008.
It has since been reduced $25,000.

Drop it another $100K and it would be interesting.

No guys, this is a steal. In a few years we’re going to get hyperinflation and real estate will regain it’s former value, and some more! It truly is: buy now or be priced out forever!!!
Nice unit – and would do much better if it had deeded parking.
My guess is lack of deeded parking is a $5o to $75K ding for this size property and this price range in this neighborhood.
Walked through this one 2 weeks ago, it’s a dump. No way it sells for anywhere near the ask.
Jeff: can you be more specific? I like this place’s listed square footage and the finish as shown in the pics, but find it way over-priced, especially considering its lack of certain important amenities (parking, central air, outdoor space, etc.) Take 100K off the top and it starts to look more reasonable to me.
Jeff – having toured the place, what aspects of the property made it a dump in your mind? Based on the description and pictures “overpriced” seems very fair but the unit itself appears to be nice enough if you were looking for vintage. Is the other bathroom unusable or something?

To be more specific – well first the photographer should be awarded a medal because I went to see it on the strength of the pictures. So what’s wrong with the place:
1) the building itself is a dump, the stairway up to this unit was in disrepair, as was the entry-way
2) the unit looked like it was built in 1940 or 1950 and looked much the same as it did then, the fixtures and everything were ancient.
3) carpeting needed to be replaced, walls needed to be painted
4) the “sunroom”, the feature that most attracted me was nothing more than a closet sized space with a few windows. It was too small to sit there for any length of time. Plus it gets no sun as the unit is on a low floor and the buildings across the Street prevent much light from coming in.
These are just a few things – really when you go into the place you get the feeling that it needs at least $200K in work to bring it up to spec.
Lastly, parking would be a nightmare in this neighborhood.
Unit 3 at 2918 Pine Grove (same complex) is listed at $439K. I want to do a back to back tour to see what justifies the difference in price but couldn’t get into both this weekend. I’m suspicious of this 2910, since 2918 has central air conditioning and has been on the market for a year and a half.
the photos show that the living room, dining room, kitchen and MB all have hardwood flooring, which the realtors notes are throughout the house and have been refinished. jeff – where are u coming up with carpeting – the 2 and 3rd beds?
the bathroom pictured has been nicely renovated with vintage-style fixtures. maybe the second bathroom is dated, but the kitchen sure looks nice. HOW is this a dump? maybe you are thinking about one of the the other units in this building?
i agree pics can be deceiving but i can’t see how this place could possibly be described as dump.
Please if you disagree with me then fine, but only disagree with me after you’ve seen the place. It’s a dump and I wanted to run, not walk, out of there.
I just did a walk through on this property and a few others in the area. It is by NO means a dump!! The floors are gleaming, the kitchen is beautiful and the rooms are in fantastic shape. I didn’t even notice any nailholes in the walls.
The only things that are a bit disheartening about the building are the lack of central air and the parking situation not being on property. After my first year here, I need AC and indoor parking….other than those two things, this place should move rather quickly!
not disagreeing, just asking simple questions – where’s the carpet? lsnt the master bath updated?
anyone else see this unit? the other unit in this building that gary mentions also looks updated – and is MUCH cheaper.
I, too, walked through this unit recently. Last weekend, in fact. Jeff, you’re entitled to your own opinion even when
it’s WRONG and MISLEADING.
1. The building is NOT a dump. It’s old… errrr.. vintage… but definitely NOT a dump;
2. The “fixtures and everything” are NOT ancient or from the 40’s or 50’s. Give me a break. If you do not like vintage, then I guess it would be a problem for you;
3. the only carpeting is IN THE LOBBY VESTIBULE and ON THE STAIRCASE; that is the condo association’s problem NOT the owner of this particular unit. SAme for the apitn on the walls here.
And, yes, the public areas need updating. BUT, again that is NOT THE OWNER OF THIS UNIT’s PROBLEM;
4. the sunroom does have enough square-footage to place a sofa and two club chairs; It is presently set-up for a small office. And, depending on what day you view this unit, IT DOES GET SUN. In short, there is nothing wrong or misleading about the picture of this sunroom (only Jeff’s biased description is wrong);
BTW: The second bathroom en suite in the second bedroom has been NEWLY RENOVATED within the past few months when the kitchen was completely gutted and redone (I asked). The second bath has ALL NEW tile; a new sink; and a completely new shower stall from the studs up to the brand new tile work); not sure about the toilet (I didn’t ask). Basically, it looked to me like a very nice second bath for guests.
Overall, you need to see the place in person to make up your own mind. As I said hre before, the comments on this blog are becoming more and more unhelpful.
