  1. Always loved this building. Used to watch fireworks from this building pre conversion, great views

    While not my style, this place is pretty spectacular

    Financially, renting seems like a pretty good deal (Yeah the buyer of this place, probably isnt a HMAM)

The rental ask is a clue to the seller’s basis otherwise you have to put 65% down to get a cost of ownership equivalent to renting….ergo, why bother buying this place if you can just rent it (understanding folks at this stratosphere probably aren’t using a mortgage unless they have alternate investment opportunities that are for sure going to make a tone more money)

    I could really throw one heck of an air and water show party from this roof. Pretty nice.

    This is one of the nicest terraces I’ve seen. It’s very private and lush. They didn’t leave concrete everywhere, which is tough to do and costs a lot of money to achieve.

    Love the pergola. Very classy. Even on windy days, I bet you can still be out there and somewhat protected.

    Love the fountain. Rare feature. Probably masks a lot of the noise pollution.

  4. There are several things that could be holding back a sale on this unit.

    The kitchen isn’t open concept. Americans want the huge kitchen island. I, personally, love a private kitchen. Who wants to look at it all the time? But that is not the modern American construction.

    Also, there is no den or family room. If you don’t need all the bedrooms, you might be able to turn one into a den. Or you could maybe separate the living room into two rooms.
