3-Bedroom in the Urban Treehouse Reduces $30,000 to $895,000: 1849 N. Hermitage in Bucktown
This 3-bedroom in the Urban Treehouse at 1849 N. Hermitage in Bucktown came on the market in May 2025.
Built in 1905, the Urban Treehouse is the former Sisters of the Resurrection Convent. It was converted into 7 luxury condos in 2013.
In the prior chatter about the building, I could not determine if it had an elevator. This listing shows a picture of the staircase (question answered.)
It does have attached garage parking but no other amenities.
This unit has exposed brick walls and ductwork and natural light from 2 exposures.
The living and dining room is open concept with the kitchen.
There are hardwood floors throughout.
The kitchen has modern Archisesto cabinetry, quartz countertops, luxury appliances by Subzero and Wolf, a wine fridge, an integrated coffee station and a large center island with seating for 4.
The primary suite has a walk-in-closet and en suite bath with custom tiled floor, oversized shower and a double sink.
There is also access to the private back deck from the primary suite AND also access to that deck in a separate hallway, so guests don’t have to walk through your bedroom to get to the deck.
The private deck has a pull down shade and is large enough for a dining table as it measures 14×11.
This unit has another full bathroom and two more bedrooms.
It has the features that buyers look for including central air, side-by-side washer/dryer with cabinetry and one garage parking space is included.
This building is near the 606, the shops and restaurants of Bucktown, the Clybourn Metra stop and various buses.
Listed at $925,000, it has been reduced $30,000 to $895,000. The unit last sold in 2021. It was listed for $799,900 and appears to have sold over list for $810,000.
3-bedrooms are in demand. Why isn’t this property selling?
Carrie McCormick at @properties Christie’s has the listing. See the pictures and floor plan here.
Or see it at the Open House on Saturday, June 28, 2025 from 12 to 2 PM.

Pretty tight on storage, and too close to the Kennedy for my preference.
The vent over the range (I *really* hope it’s a vent) is too low over a Wolf. DW next to the wall is understandable, but not optimal.

Dunno that I like it $100k more, but noise transfer is the real tell.
“too close to the Kennedy for my preference.”
it’s actually pretty quiet here. more annoying factor would be living across from the church on mass days and the school during pick up.
house next door available for just under $3m

Being near the expressway is an issue for me as well anon(tfo). But at least it’s not right up next to it like some properties.
It’s wild how some people have no trouble living right over the expressway and others don’t even want to be a block or two.
“it’s actually pretty quiet here.”
Noise isn’t the most important part for me.
“more annoying factor would be living across from … the school during pick up.”
I also don’t understand buying across from a school without a meaningful discount. Super big PITA, imo, even before WFH.
East of Damen. South of Armitage. Not even close to Bucktown. Just stop. All of you. Just plain stop.
Heart and Soul of Bucktown right there in front of you john.
Why you gotta be such a hater?
Why you gotta be such a liar?
If the insistence were on calling it Holstein, in might be quaint and quirky. But it’s genuinely bizarre to me that someone who last lived in the neighborhood last century cares so much about such trivial gatekeeping.
Johnc – No one would say St. Mary’s is in any other neighborhood other than Bucktown.
What neighborhood would this be then? You won’t be able to answer because the only answer is Bucktown. Your rhetoric is getting old. Time to move on.
anon (tfo), Sabrina – curious, what is the concern with living in this location with regard to the expressway? you can’t hear it, you can’t see it and there isn’t any added car traffic south of Armitage, especially south of cortland. I wouldn’t want to live north of Armitage around here though including a few blocks to the west. 1 block north of this place is a different vibe though, mainly because of the car dealership.
“this location with regard to the expressway? you can’t hear it, you can’t see it”
You’ll say it’s weird or improbable, but I can smell it if I’m that close and sitting outside. Especially with any summer inversion layer. Find it unpleasant.
re the Bucktown Truther: “Time to move on.”
He moved on from living in Bucktown 30+ years ago.
Bucktown’s Catholic Church is st hedwig. Try again.
“You’ll say it’s weird or improbable, but I can smell it if I’m that close and sitting outside. Especially with any summer inversion layer. Find it unpleasant.”
I don’t think it’s weird at all that you can smell it. Living next to the expressway is so much more than just the noise. It’s really the pollution, which is obvious even a few blocks away.
“Heart and Soul of Bucktown right there in front of you john.”
I don’t get it why he’s so obsessed with something that is from 30 years ago. Things change. This neighborhood has. This is clearly Bucktown.
I don’t visit this site as much as I did back in the day but it’s fun to see that people still argue about the boundaries of neighborhoods.
I live in Olive Branch, MS now and my first month here I got a haircut at a local place. I asked the lady “what is fun to do in Olive Branch?”
You’d think I’d ask her to give me her spare kidney. Her response: “I only work in OB, I live in South Haven!”
South Haven is next door, just like Wicker Park and Bucktown.
“Bucktown’s Catholic Church is st hedwig. Try again.”
you mean the church formerly know as St. Hedwig. I take it you don’t even live in Bucktown anymore.
As usual, you never answer a question. What neighborhood is SMA in?
Not Bucktown, so I don’t care.
“What neighborhood is SMA in?”
He doesn’t know or care; it’s not within Holstein, which he ridiculously insists is immutably coextensive with Bucktown, so it’s not his concern.
Sing and dance all you want, when Holstein’s name was changed, boundaries were not. You shills are trying to change boundaries in order to sell stuff. Not on my watch.
“You shills are trying to change boundaries in order to sell stuff. Not on my watch.”
Boundaries are irrelevant. Logan Square is just as hot as Bucktown. It would be one thing if you were harping on “West Bucktown” but you’re not.
“Not on my watch.”
Your “watch” ended over 30 years ago, when you moved out.
NO ONE ELSE CARES.
Carrying this energy, big time:

You’re all lying. This area is Potawatomi tribal land.
We stole it fair and square.
“You’re all lying. This area is Potawatomi tribal land.”
True that.
No one would say St. Mary’s is in any other neighborhood other than Bucktown.
Fun(?) story: About a week after I first moved to Chicago (in 1988), my roommate said her brother was having a party at his new apartment in Bucktown (which I don’t believe I had heard of at that point). His apartment was across the street from St. Mary’s. I guess my 22-year-old, newly-graduated-from-college, recent-transplant-from Michigan roommate was a shill who was trying to sell me real estate in a neighborhood I had never heard of.

Thanks for sharing Madeline. But you’re just going to rile up johnc some more. Lol.
If he wasn’t trying to sell then he was simply deluding himself to cover the fact that he was taken. 22 year olds and MAGAs do that a lot.
