3-Bedroom Rehabbed By An HGTV Designer Reduces $75,000: 1243 N. Wolcott in Wicker Park

Last March, we chattered about a 3-bedroom duplex in a converted synagogue at 1243 N. Wolcott in Wicker Park which had been bought in 2009 and then rehabbed by an HGTV designer.

Back in March, some of you thought it was over-rehabbed and would appeal to too small a niche of buyers. A few others thought the rehab was great but the price too high.

The unit has since reduced $75,100.

If you recall, this 3-bedroom last sold in December 2009.

It always had exposed brick and high ceilings.

But now it also has built-ins, crown molding, gothic arches and a new kitchen with custom walnut cabinets, granite counter tops and upscale stainless steel appliances.

One of the bathrooms has a log as the sink (make sure you check out ALL the pics.)

In March, someone said that this would sell in the $500,000s.

Is this new price closer to reality?

  6. If the 2009 price was $470,000, I don’t think they can expect more than $400,000 for it now. It would take at least $70k to undo the horrific damage done to it by whatever hack decorator ruined it.

  9. I have to say that some of the design direction aka church gothic is odd but overall it might be cool in person. Sometimes all of the movement in a large piece if stone is really cool. In my opinion the shower just did not photograph well but perhaps it is really cool in person. I can tell you that it was expensive and difficult to craft. Kudos to the installers for such a great job.

    In the end they will find a buyer that appreciates the look. It will close between $550K and $575K before to some church loving designer wanna be before October 1st.

  10. I know I am in the minority… I like it. It repeats the arch theme of the entrance and doesn’t look like every other interior in Chicago. The interior style feels like part of the original building. If I was a goth kid, I would hang up some dark red curtains and call it a day.

    The marble in the bathrooms, not that great… But I don’t understand the dislike for the rest of the unit.

  13. Not bad, just something that a bitchy friend would say, “Well this is DIFFERENT!” A little too much arches.

    I actually like the log sink! It is a bit odd here, could see it in a cabin. I wonder where they got it?
