3-Bedroom Wicker Park Townhouse Sells for $5,000 Under the 1999 Price: 1756 W. Pierce

We last chattered about this 3-bedroom townhouse at 1756 W. Pierce in Wicker Park in April 2011.

At that time, the townhouse had been on the market for 17 months.

A price reduction under $340,000 seemed to do the trick as the property was apparently “swarmed” with people and it sold within a month for $335,000.

That is also $5,000 under the 1999 purchase price.

The townhouse, if you recall, was part of a 2-unit association. It had all 3 three bedrooms on the second and third levels.

There was a lower level family room.

The kitchen had maple cabinets, stainless steel appliances, and granite counter tops.

The townhouse also had central air, a garage and a rooftop deck.

Just how important is the perception of a deal?

This townhouse was listed in November 2010 for $379,000 but no one was “swarming” it then.  As soon as it went under $350,000, it got offers.

  1. Was there a “catch” with this place? It seems like a great deal. The last thread just seems like people don’t like Burr and the bedrooms are kinda small. Seems too cheap

  6. This seems like a good deal, at least on the surface. I wonder why it took so long to sell though.

    I don’t care for the exterior, but at this price point, it could be overlooked if the inside was nice.

  7. This is why I keep saying, if you like something, set your price ceiling and then aggressively lowball your offer. Why wait for them to lower the price?
