3-Bedroom with Massive Deck in Boutique Building for $1.3 Million at 24 W. Erie in River North

This 3-bedroom at 24 W. Erie in River North came on the market in November 2022.

Built in 1890, it was converted into 4 units in 1998. It has an elevator which opens into each unit and an attached garage.

This is a full floor unit with all four exposures.

The listing calls it the “peak of luxury.”

It has a foyer, 12 foot ceilings and hardwood floors.

There is an office off the living room and a separate dining room.

The kitchen has modern wood cabinets with a Subzero refrigerator, 6-burner gas stove, a Thermador double-oven, and a peninsula with seating for 2.

There’s also room for a table.

The primary suite has an en suite bathroom with a double vanity, a walk-in-shower and a makeup vanity along with a gas fireplace.

The second bedroom has a built-in Murphy bed.

The unit has the features that buyers look for including central air, washer/dryer in the unit and garage parking.

There are two decks, one on the front of the building, facing south, and a massive back deck, facing north.

This building is near all the shops and restaurants of River North and the Mag Mile and is close to Trader Joe’s and Whole Foods.

Listed in November 2022 at $1.3 million, it’s still listed at that price.

Is this a single family home replacement for someone who wants to live in River North?

Margaret Baczkowski at @Properties Christie’s has the listing. See the pictures here. Sorry, no floor plan.

  1. $1.3M will get you a brand new SFH in many parts of the city that don’t have criminals lurking 24/7, unlike River North.

  2. Nov-1998 for $719,000 + CPI = $1.305.

“peak of luxury” might be a bit of an exaggeration.

Do you even know what you’re talking about? The crime is even worse in north side neighborhoods. Why? Because there are police 24/7 all over this neighborhood. Even sitting in their cars on this very block. There are police all over the Mag Mile every single day. Walking and drinking in the neighborhood- especially at Starbucks.

Lori knows they have to keep the retail theft down and make the tourists feel safe. There’s too much money at stake.

The very place you want to be is in River North.

Also, this has more security than a single family home. It’s not as great as a high rise, but you have no first floor, or basement, windows here.

Is this sarcasm Sonies? It’s 2700 square feet. As big as many single family homes.

Sales for 3-bedrooms in the neighborhood are sparse in the last 6 months, or after the rates started rising. Hard to know what the market is like right now with so few comps. All the realtors are feeling their way.

Should make for an interesting spring season.

RN was never high on my list, but if it ever were, it would certainly be in a highrise. Based on the housing stock in RN, it seems that almost everyone would agree.

Sure if you want to worry about getting robbed or shot. RN is now considered dangerous, especially at night, and the cops will agree.

Everywhere is considered dangerous at night. I’m sure the cops would agree.

    Lol.

    Give me a break.

  11. Does anyone know if there are plans to put something in the empty lot next door?

I really dislike this place. The views are awful. The bathrooms are dated and I’d want something much nicer considering the premium pricing. What’s going on with the pink powder room? Why is the mirror up so high on a weird pole? There’s so much wasted space in that room where a cabinet could go. I guess they put there money into the kitchen. There are too many different types of lighting in the kitchen though. I like the kitchen otherwise.

this isn’t happening anymore in a decent neighborhood.

Depends on one’s notion of ‘decent’; this is a decent hood, tho I dislike the exact location:

Also a couple in Avondale/Albany Park.

And, of course, many for much less than $1.3m in Bronzeville.

likely inflated and also out dated, so yes 1.3 million is a joke

  15. ^ Interesting property. They have to be losing money on that with a purchase price of 800k or building super cheap.

Bronzeville has never hit the $1 million mark. Not yet. Mostly $700,000 to $850,000 there right now.

  17. You can get a new construction SFH for $725,000 in the Medical District near Tri-Taylor. Lots of building going on over there as it’s becoming popular.

  18. ” They have to be losing money on that with a purchase price of 800k”

800k got them 3 lots (’34, ’36, ’38). Corner house (’34) and two vacant lots. Don’t see 34 or 38 listed, but streetview shows both under construction (34 a reno, 38 ground up).

  19. “a new construction SFH for $725,000 in the Medical District ”

That would be **West of** the Medical District. In Norht-East Lawndale, or maybe North Douglas Park.

I would prefer to not be along the access route to (light) industrial properties, nor that close to active freight rail.
