3-Bedroom with Rare Pedigree and Prestige in Old Town for $923,186: 1814 N. Lincoln Park West
This 3-bedroom in 1814 N. Lincoln Park West in the Old Town neighborhood of Lincoln Park came on the market in May 2025.
Built in 1890, the building has 4 units. It has parking spaces behind the building and extra storage.
This building is larger than it looks from the street, as this unit, on the third floor, has 1800 square feet.
It has some of its vintage features including high ceilings, a fireplace, what looks like pocket doors, and crown molding. All of the woodwork has been painted white.
There is a formal entry foyer with a black and white checkered floor.
The listing says this unit was originally a 3-bedroom but is currently configured as a 2-bedroom.
The primary suite has crown molding, a walk-in-closet and a work-from-home nook.
There is no en suite bathroom, however. You have to walk across the hall for the bathroom with a marble vanity and walk-in-shower.
The second bedroom is en suite.
The kitchen has wood beams, high end appliances, white and blue cabinets, a tile floor and designer lighting. It has an island but there is no seating at it.
The unit has a separate dining room.
It also has a massive deck off the kitchen, measuring 36×125.
This unit has the features buyers look for including central air, washer/dryer in the unit and one car parking.
The listing says this building is on one of the “most treasured and picturesque streets” in Lincoln Park.
It is near Lincoln Park, the Zoo, and the shops and restaurants of Old Town and East Lincoln Park. It’s also near several bus lines.
Listed at $923,186, that is $138,186 above the 2021 sales price of $785,000.
When we last chattered about this building in 2022, some of you mentioned this unit, which had been on the market the year prior.

Will this unit get the premium over the hot pandemic sale in 2021?

“has 1800 square feet”
No fukcing way.
The floorplan shows interior depth of under 70′ (I count 65 or 66), which–to reach 1800 sf–would mean a *consistent* width of nearly 26′, while the floorplan shows the majority of the unit is about 20′ wide.
It COULD be 1500 sf, but it surely ain’t 1800.
“Bedroom #3: 9×9”
“Deck: 36×125”
Ah! Now I see how they calculated 1800. New math! Better known as FUCKING LYING.
There is no third bedroom of any size in this unit.
Near as doens’t matter a million bucks, and you have to haul your laundry to the basement.
It’s a huge, pretty nice, 1 + den, and worth…maybe $400/real sf, + $50k for the (needs some TLC) deck.
do the other units have access to that deck. there’s stairs leading up and down.
hate the raised kitchen island (breakfast bar). why not just make it flat. would be much more usable.

And yes, the rear stairs for #4 go down to the feature’s deck, and continue from there.

Also, re the listing copy:
“rare pedigree and prestige”
What’s the pedigree?
How is there prestige?
What is “rare” about either of them?
“one of [Lincoln Park]’s most treasured and picturesque streets”
Just on the streets in the bounds of the OT Art Fair (ie, LPW, Orleans, North Park, Menomonee, Wisconsin), unless I’m visualizing poorly, I think LPW is the least treasured and least picturesque. But maybe I’m being a weirdo on that point.
Certainly not a top 20 block in the entirety of Lincoln Park.
“There is no third bedroom of any size in this unit.”
I’m assuming it was part of the primary bedroom. Perhaps even the WIC. The listing DOES say it’s only a 2-bedroom now. But why not list it as a 2-bedroom? I get it that a 3-bedroom is more popular, especially at that price point, but it’s a bait and switch in a way because someone gets the listing and then looks closer and sees that it’s really just a 2-bedroom.
Why not just market it to those looking for a 2-bedroom?
I think the bigger issue is that it doesn’t have a primary bathroom. At this price, it’s almost mandatory.
“hate the raised kitchen island (breakfast bar). why not just make it flat. would be much more usable.”
Not my favorite island either.
“one of [Lincoln Park]’s most treasured and picturesque streets”
The street is fine, but I have others in Lincoln Park that are my favorites before this one.
How hot is it out there?
