Parts of this look high end and others look builder grade. Space also seems cramped for 2000sf
703 looks nicer I/S and the layout is better. Rough math is they’re valuing the deck at $750k (or = to the value of the I/s Space) its nice but not that nice.
Terra e is pretty magical, but I would have to discount the valuation based on the months you can use it.
I’ve always wanted one of these unicorn apartments. There’s probably less than 100 like this int he city.

What does everyone think of those garage door style upper kitchen cabinets? Looks like great function, but not sure about the look / resale.

Why? Because people on their balconies on the higher floors can all look down on them from above?
That’s why they have the pergola and that’s why there are inventions like umbrellas. Otherwise, in the city, you get used to having people all around and that they can see in your windows and on your deck. I wouldn’t notice it while I was gardening in my irrigated planters, I would tell you that.
I LOVE this 2-level terrace. It could still use some more landscaping. Could be even cooler with some more money spent with a professional landscape architect.

As has been discussed on previous chatters on other units, it costs a lot of money to actually landscape and decorate a 2600 square foot terrace. These terraces on top of the parking garages are difficult sells, in my opinion. Most of them don’t even have this unit’s level of landscaping. Usually people just put out a few planters and some outdoor furniture. It’s a LOT of concrete if it’s not professionally landscaped. Depending on the view and sun exposure, it can get really hot in the summertime.
But most don’t pay for it to be professionally landscaped. They have a lot of planters on the upper deck which is great. You COULD really garden out there. Irrigation is key, of course.

Not sure. That seems to be an older style as Bulthaup doesn’t feature it in any of its display kitchens on its site. I’d have to see it in person.
For $1.5 million, I’d want everything updated to today’s standards (kitchen and baths).
I’m no fan of 13-foot ceilings. They’re wildly overrated. We know people with a unit in a different building with ceilings that high, and noise is magnified, both from inside and outside the unit. It’s hard to have a conversation, and every outside noise (sirens, especially) seem louder than in any other downtown condo I’ve ever been in.
