It also says the condo is “priced to move.”
One the market for a year, it has been reduced $69,100 since April 2010.
There are hardwood floors in the main living areas.
The kitchen has white cabinets and counter tops and the listing says there are new stainless steel appliances.
There is no central air (only wall units) and no in-unit washer/dryer.
Parking is valet and looks to be rented.
At 1800 square feet, is this a deal for the square footage and location?

I think it might be tough to get a 3 bdrm at that price at that location.
Still that’s quite a buyer’s premium just for the right to customize your place.

You have to want a place in this location very badly to put up with this building. This is an ugly building with outrageous maintenance costs.
I heard of one owner there, who was going to hire a designer to pretty much rebuild the unit from the walls out, and the designer told her, spend no money on this place, it’s a ‘tear down’. Sell it and move on.
And after you figure in the maintenance and taxes, it’s not worth owning. Just rent the place.

The true monthly cost (with mortgage, taxes and assessments) is about $3590 (329k at 5% plus taxes, assessments and 1 car garage parking). For that price, there are a few 3 bedrooms in that location (in nicer buildings). Plus, you don’t have to worry about re-selling, special assessments (which, you know are coming)……
I like the January 1997 price.
The market will see that price again, soon enough.
Ah. At $3600, I would completely agree with you. I was looking at the 1700 and counting the rest as the buyer’s premium which I thought was too high.

Is the “view” of a wall and window about twenty feet away? It looks like you are at the same height as the window opposite which would create a very uncomfortable “view”.

This is a strange complex. The 3rd floor units on the south side of the building include patios which extend to 1000 N Lake Shore Plaza (the green high rise on Oak and LSD). That explains the view of a wall and window.
However, the ’05’ tier spans the length of the building from south to north, meaning that there is also a north view of 1040 N Lake Shore Dr and a peek of the lake. It also means that this unit comes with 2 entry doors – east and west – depending on which elevator bay you want to take on any given day.
If you are *really* interested in this building, you are much better off with unit 305, currently listed for $358K, which also comes with a 1000+ sq ft patio.
One of the “silliest” LSD hirises in all of Chicago, and I’ve seen the good, bad and ridiculous plenty of times over the years. The only thing this building has going for it is the locationlocationlocation – right at the tip of the Gold Coast, across from the Drake Hotel park.
BTW I don’t necessarily think that a laundromat in the building, rather than in-unit washer/dryers, is that much of a detriment. It all depends on the individual preferences and lifestyle of the inhabitants. Many people would rather go to the common laundry and do 3 loads at once, rather than one load at a time in their own place.
