$3K Reduction on Clybourn Corridor New Construction: 1718 N. Clybourn

We last chattered about this 2-unit new construction building at 1718 N. Clybourn in Lincoln Park (or the Clybourn Corridor, as it is usually known) in October 2008.

Both units are still on the market and the top floor unit has now been reduced another $3,000.

Are buyers swayed by $3,000 reductions these days?

  • Originally listed in August 2007 for $799,000
  • Reduced
  • Was listed in October 2008 at $698,000 (parking is $30k extra)
  • Reduced
  • Currently listed for $695,000 (parking is extra)
  • Assessments are $200 a month
  • Taxes are “new”

  1. Small yet beautiful unit but Clybourn is far too congested. 700k goes pretty far in a bad market; the realtor might want to consider a real price drop-another 60k off.

  2. I wouldn’t give this property a second glance on location alone. Clybourn as your front door? may be willing to do so for a 200k or so property, but definitely not something in this price range.

  3. horrible location. Clybourn is loud. Air ratchets from the Midas will be loud on the weekends. all sorts of congestion. squeeky el. UGH.
    the house is like an island there. no neighborhood feel. just a out of touch island in the middle of a decaying urban jungle.

    $500K w/ parking and original lender is taken out to pasture and shot.

  4. have you sen the plans for these units? terrible. if you buy the top floor unit your trip from the garage to the unit means climbing up to the fourth floor on the back stair, crossing outside on your roofdeck and back inside on the second level of your place. ugh. oh yeah -the units are tiny just over 1200sf and most of that is stairs and convoluted hallways

  5. These are only 1,200 sq ft??? At least it’s 1,200 sq ft of “luxury”, bamboo floors and elegant lighting. I wouldn’t want my 1,200 sq ft to be pergot or track lighting for goodness sake

  6. The only reason they did a 3k price drop is to get the price change status on the MLS. Nobody gives a flying fuck about a .4% price drop.

  9. ChiGuy, I don’t know about “decaying urban jungle.” This stretch of Clybourn is more like “Suburbia in the City.” Equally unappealing in any case.
