4-Bedroom Queen Anne Reduced Another $90,000: 6239 N. Lundy in Old Edgebrook

We last chattered about this 4-bedroom vintage Queen Anne at 6239 N. Lundy in the Old Edgebrook neighborhood of Forest Glen in October 2010.

Since that time, the property has been reduced another $90,000.

Many of you loved this house and considered Old Edgebrook to be one of your “dream” neighborhoods.

The Old Edgebrook historic district was created in 1894 and designed to be houses of various styles. It was designated a landmark district in 1988.

There is only one road in to the neighborhood and one road out.

It is literally in the middle of a forest preserve.

There are walking paths that wind through the neighborhood which go through the forest preserve.

This Queen Anne was built in 1896. It still has many of its vintage features including its oak staircase, lead and stained glass and pocket doors.

The kitchen has a stainless steel refrigerator and dishwasher as well as granite counter tops and white cabinets.

It has a front turret, a double parlor and a finished basement.

There is a 3-car garage and central air.

The houses in the district are on larger lots and this one is no exception- having been built on a 111×164×65×158 lot.

This is the only house currently on the market in Old Edgebrook.

Wow – at first I thought – what a great neighborhood – you can have the best of both worlds (be close to the city and have a country atmosphere) – but then I thought – wow, this is actually the worst of both worlds – bc you really aren’t THAT close to the city and this really isn’t the country. For the price, I would rather buy a nice place in Elburn for 400-500k and a nice condo downtown (300-400k). You really would have the best of both worlds then!!!

    It’s wrong. The recorder has the 1989 price doubled, most likely due to confusion somewhere dealing with 2 PINs (there’s a side lot.)

  8. this is the neighborhood where Roman Pucinski used to live. if you’re required to live in the city, this is nearly as far out on the north and northwest sides as you can go without being in the suburbs. the metra is just a short walk away, and there is a forested FPD sidewalk through the forest leading to the edgebrook metra station.

    The buyers of this place will be a family w/ kids, and the parents will likely work in Chicago, so your suggestion doesn’t work at all.

    Yeah, I wonder about it. It really is not suited for our requirements, but seeing that price gave me pause. I even like the open kitchen there, which others hated. Maybe something wrong or maybe a deal? As I said in the prior thread, it’s a crazy discount off the last list.

    $612k mortgage at close, with a ~$80k 2d taken out two months later. So, would appear that the sale was for less than appraisal value.

    Would guess at a divorce in ~2008. Eldest kid is HS age, so maybe listing was timed with moving to burbs for school.

    But that’s just speculation. And doesn’t answer why it was sold for less than the face amount of the last first mortgage.

    *know*? I don’t. Which is why I wrote “would appear”. And, given that an 80% *jumbo* loan was obtained at closing, with current u/w standards, it seems likely that the extra 10% 2d, obtained less than 60 days after closing, was based on an appraised value exceeding the $765 purchase price.

    Or do you know lenders making non-purchase-money 2d mortgages up to 90% of value on jumbo props?

    Low price, below (after costs) the then existing first mortgage, at 20% off the last ask?

    But then I’m suspicious of apparent “deals”. Could well just be an inspection issue, as proposed.

  36. The faux is a better value, has a better layout and better amenities (pool, central air, etc).

    Location is key though, would much rather have the option of walking to work though, if I had that kind of money I would definitely prefer the real thing! But at $375k, seems like a great option for those seeking a Forest Preserve settings and an old style house.

    I do actually.

    In my opinion, the $945,000 list was wildly high for 6203. It had been on the market for well over a year (cancelled briefly with a change in listing agent), with virtually no movement on price. Appraised at $800. Discount for no buy-side agent’s fee, small discount for inspection items, to arrive at purchase price.

    Buyers negotiated hard and got a good deal, but no shenanigans. House needs lots of love (lack of photos of 2nd and 3rd floor is telling).

  42. Thanks to whoever corrected the 1989 price. That struck me as wildly inaccurate. I was following the real estate market in 1989, and believe me, the only houses that went for $1 million then were mansions in Kenilworth. Even going for above $500K was a lot back then.

  43. Clio – Agreed, I’ve had my eye on that house for a couple of months, but didnt pull the trigger because I wasnt ready for the ‘burbs quite yet. Its proximity to the forest preserves, beautiful lot, and tucked away location make it a truly unique property for being a 30minute away suburb from the downtown area.

    Since I always comment on food, I will say that there are (this is a relatively recent development, last few years) some good restaurants there — good thai place, good new italian spot, sometimes-good brazilian place. plus of course the ice cream shop!

    there’s a small market (where you won’t do your real grocery shopping), an old bike shop, and a toy and paper store.

    basically, you are gonna be hopping in the car a lot.

    i always got the sense that those who lived in old edgebrook don’t really hang out much over on that strip tho (people who live in “regular” edgebrook, wildwood, forest glen, do). don’t know if that’s really the case, as I’ve never actually known someone with a house there, but i always imagined they stay in their mini-ghetto and go to restaurants and whatnot downtown!

Tremendous. I have to reinstate my plan to buy a house next to Bayless and get invited to his garden parties. School district be damned!

    2) the lot is LISTED for $215 (and has been on the market for 2 and a half years!), not sold.

  58. I didnt even think to look up the price of the lot next door…

    I did go visit the property and it needed some updating. The house was originally listing in the high $400’s, was dropped to $415k in February and went under contract in March. Buyers ended up backing out 2 months into the contract because they were not ready to move to suburbs (at least thats what agent told me). If it was something in the inspection then you would think that would shake out within a month.

  60. tfo, why is it amazing 6203 sold for under the last first mortgage? That happens all the time, it is called having to bring money to the table. While the pictures sure looked wonderful, the house needed a lot of updating. Anything not pictured was straight out of the 1980’s.

    roma, while the grocery store within walking distance isn’t for your weekly shopping, all the stores you could want are on Touhy a 5 minute drive away. Also, I don’t know many people period that walk for their weekly grocery shopping…I couldn’t carry it all home!

  61. On 6239, the pictures seem better than the last time it was chattered about. I love the huge lot but the kitchen cabinets look ages old, I do not like the carpeting and it’d have to come out and there is only a picture of one of the three bathrooms. I haven’t been inside it, but my guess is that it needs work. Between the sale of 6203, that it needs updating (I think) I think it will be hard to find a buyer at this price. Not many families that would be moving up here can afford $859k plus updating costs. If they come down more, I am sure it will sell, I’d just guess it’ll be around or less than $800k

    Mortgage was a late 08 vintage and came with a second.

    And accepting 20% off last list is unusual.

    No individual fact is particularly odd, I just find an accumulation of minor oddities more often than not points to a greater hidden oddity.

    And was never “amazed” by it. Shenanigans don’t even amaze me.

  63. Roma – what do you want to know? One thing I’ll mention is that the house has a very cool third floor balcony. You’re so high up its like being in a tree house. You can see it on the YoChicago video on Old Edgebrook (google “Old Edgebrook youtube” and it should be the first video link). I love that video-shows lots of the unique homes in the OE area.

    only an issue if a low flyer, which happens at most once a week. and over here you wont even have to turn up the tv if all the windows are open, so its a non issue.

    now if this was Edison Park and all windows are open and you get a low flyer now that sucks.

    Oh no you don’t!! I am not going back into this and getting scolded again. All I tried to do was use an observed frequency in a sample to determine the posterior probability of an event representing a fallacy of an argument that has consistently been made, apparently incorrectly, on CC. That old money suggests better breeding, when in reality the truth is, you are probably the descendants of gold digging opportunistic whores and men with soft hands. This also answers why g’pa always worry about the kids blowing it all.

  81. I’d definitely rather take the Louise house over this at the same price, even though I prefer Victorians. I like this Lundy home enough I really hope it does find a buyer soon and not too much lower that will make it truly beautiful. The neighborhood is awesome! I’ll vouch for Groove that the deer are real as well. I’ve seen many in the area in my time there.
