4 Months Later and Still Trying to Sell the 5-Bedroom Tudor in Sauganash: 5919 N. Forest Glen

We last chattered about this 5-bedroom vintage tudor at 5919 N. Forest Glen in Sauganash in March 2011.

At that time, the house was listed at $725,000 and most of you thought that was way too high even for a neighborhood where home prices are in no way “low”.

It has since been reduced $50,000 and is now listed at $675,000.

If you recall, it was built in 1930 on a 40×125 lot, the house has many of its vintage features intact.

The living room has a hand hewed beamed cathedral ceiling with the original hand carved floor to ceiling wood fireplace mantle.

In the living room, there is also a unique 6 foot hand carved chandelier.

The kitchen has been updated with stainless steel appliances, what look to be stone counter tops and an eat-in breakfast nook as well as a kitchen island.

2 of the 5 bedrooms are on the second floor, 2 are on the main floor and one is in the basement along with the family room.

The house has central air and a 2-car garage.

  1. Fabulous home in a fabulous location. Single family homes in exclusive areas don’t come cheap. There are no deals in this neighborhood. These homes consistently sell for top dollar and will continue to do so. I expect a 5 to 10 % price reduction before it goes under contract. I think this is priced fairly for a beautiful home but I would not expect it to be much cheaper. If you want to live here, you as a buyer better be prepared to pay up the nose, this area is exclusive.

  3. I’ve seen that house. It’s empty now, it’s a little odd, and I think it needs a little work. I found the living room creepy, though I could see someone else really digging it. Nice street, though.

    Looks like another case of the CC effect! Sabrina perhaps you should be getting a cut of commissions from all those brokers you are making rich! Well I guess that the term rich is a bit of an overstatement in this market.

  10. it is a free country so HD is entitled to his opinion, mood swings or whatever it is he is doing. Interesting thing is that it seems the aggregate opinion on CC has not changed as HD has moved towards optimism regardless of his motivation and Clio has become more accepting of the poor conditions in the market : )
    I cannot make sense of the market though. I don’t get why some properties in the same neighborhood linger for ever and others sell at prices which I think are too high.

  11. jp3, the other house went under contract days after the first CC post. However, I think it had more to do with the 100k price drop than the CC effect…

    This house, on the other hand, has not benefited from the “CC effect”. Been on the market for a long time. Not a fan of the layout, still think it’s 75k overpriced.

  12. The interior is unique and I was surprised at the size of this place. A lot of these older homes only have one full bath, so it’s nice that this one has three. It looks so small from the outside. This house seems really nice if you want to live in this area. Also, the nearby Metra stop actually makes it rather convenient for working parents.

  13. If the school is right, and I think it’s Sauganash Elementary, I see this going under contract before the end of summer break. I like it, of course it’s way out of my price range.

  14. if this was 599k i would be all HD mindset on this property.

    two things a question would be how bad would be the deferred maintenance on this foreclosed home that a few rooms look DIY. DIY and lacking proper upkeep can make for scary innards.

    I love Saug, its a peaceful area but has a bit too much pretentious azzes living there for my taste.

  15. annony: I’m not cynical, I’ve shifted 160 degrees from the negative to the positive category. Notice I did not say 180 degrees, because I’m not a realtor. 160 degrees is large shift but not polar opposites. All you need is to look at today’s property selling over the 2009 price to know that volume is reduced and is support prices and given all the underwater owners, there will be a supply shortage for a long long time to come. where’s the shadow inventory I’ve been squeeling about for years? Yeah, it’s going to rot before it comes onto the market.

  29. I think that HD needs a symbol of his re-birth. Religious people that are re-born put an outline of a fish on their cars so in this case can someone make up a silver outline of a house and send it to him?

    That way everyone will know that his views on the RE world have changed and that he has seen the light!

  32. There’s no fake out guys. This is for real. You see, there is a lurker on this site (who has never posted) who knows me in real life and this person told me to chill out and take a break from cribchatter for a while, because it’s getting too out of control over here. So

    I will take this lurker’s advice and chill out for a while; other than a few pieces of mortgage info now and again, I’m going to lurk in the background for a while, if at all.

    But before I go I want to tell Sabrina that she runs a great site and thanks for all the hard work providing countless people with hundreds of hours of entertainment over the years. If I ever run into someone I suspect is Sabrina, or if I see someone on the side of the road taking pictures of a crapshack in the middle of the winter, (and it’s a small world out there) I’ll buy you a drink.

  44. This is a nice area, with nice homes, but prices have been slammed. Sauganash prices seem to be reflective of the new reality while Wildwood and Edgebrook (the other upscale areas of 60646) seem to be stuck in the past. But every once in a while there is a comp at $290 psf that all the neighbors look to in a feeble attempt to justify their own ridiculous values..
