5-Bedroom with the “Largest Private Outdoor Space in the West Loop”: 123 S. Peoria

This 5-bedroom in Peoria Green at 123 S. Peoria in the West Loop came on the market in October 2022.

Built in 2021, this building has 5 units with a private elevator that opens into each unit. It has attached heated garage parking.

This unit is a single floor unit. The listing says it has 5700 total square feet of indoor and outdoor living including 3859 indoor and 1842 exterior.

The open concept living room, dining room and kitchen has industrial looking windows that overlooks the Mary Bartelme Park.

The kitchen has Italian cabinetry from Archisesto, Wolf and Subzero appliances, a huge waterfall island and a side pantry.

There’s a family room with built-ins and a beverage fridge.

The primary suite has a built-out 9×16 dressing room with make-up table, 2 vanities, a separate tub and shower. It has a separate door that opens to part of the outdoor terrace.

The other bedrooms also have walk-in-closets.

There’s also a separate office that is being used as a wellness/workout room, features a recovery sauna, and has direct access to the outdoor terrace.

The listing says the terrace is the “largest private outdoor space in the West Loop.” It is fully hardscaped with finished brick parapet walls, concrete pavers for the entire space and has a covered outdoor living room, electricity, gas and water hookups for outdoor cooking.

The unit has a custom built laundry room, an in-unit waste chute, a storage closet, central air and 2 heated garage parking spaces.

This building is across from one of the most popular parks in the West Loop, is near shops, restaurants and grocery stores and isn’t far from Randolph Street and Fulton Market.

It originally sold in June 2021 for $3.17 million and came back on the market in October 2022 for $3.3 million.

Will it get the premium in the spring market?

P. Corwin Robertson and Tiffany Bishop at Jameson Sotheby’s have the listing. See the pictures here. Sorry, no floor plan.

  1. Monthly nut at purchase $16.5k
    Monthly Nut today $21.7k

In theory the Outdoor space is nice but zero privacy.

This is the type of unit a low rent Patrick Bateman wannabe would love

  2. Seems about 500k-1M overpriced. The outdoor space is big but the lack of privacy is concerning. Imagine having to fart quietly in your $3M outdoor space.

  3. over 3 million bucks, and no pantry?

And I can’t imagine that outdoor space being super usable, looks like it would be an insane wind tunnel to me

other than that, typical modern box home with very little storage space, hopefully there’s an extra storage space or maybe there isn’t and thats why they hang the bike on their bedroom wall lol

  4. I kind of like the place. Might be neat to put in some artificial turf to make it more useable as a yard with a small child.

    Price seems a bit steep

  5. Nice windows and it’s great that it’s fronting that park – not what I’d expect in the WL.

Agree re: lack of privacy diminishing the value of an otherwise nice outdoor space.

I wonder if the sauna and hot tub stay?

Is that a huge tv or a framed photo in the living room? I’ve tried zooming in but can’t tell what mountain it is.

  6. Annony – My guess is that this is the HUGE TV based on the other list of cool toys.
Short turn in this space. Anyone smelling divorce, job change or perhaps just a job transfer to another city. Either way hard to believe that they get a premium for such a short stay.

Hate the lack of privacy in that hot tub and deck. That outdoor space is highly overrated. Based on all of those windows overlooking the deck it is likely that some of them are bedrooms. I’m guessing that the neighbor(s) will complain if you are having drinks and normal voice conversation past 9pm on a weeknight or 10pm on a weekend. .

Agreed. I’m assuming the outdoor space is on top of the garage. I wonder what the weight requirements are? I’d hire a landscape architect to see if there couldn’t be some nice planters where maybe you could put in some small trees to provide privacy. You don’t want to put in pergolas because that will really reduce the light. If you’re willing to spend the money, a good landscaper could probably do a lot with that terrace.

Listing says there is extra storage.

But when you have the open living/dining/kitchen spaces, without more walls, it makes it hard to tuck in storage. I wish they would actually make some of the bathrooms smaller too. It would free up more space for more closets, dens, libraries and that kind of thing.

Many reasons people move after only a short time. Corporate executives and professional athletes move often. Who knows?

Unless an athlete has signed an 8-year contract like Kane and Toews did, they should never buy a property in Chicago. Although both Kane and Toews have bought and sold plenty of different properties over the years and they haven’t even been traded. Lol.

Just rent. Plenty of great rentals.

When executives have to suddenly move, companies often cover that cost.

  10. Eh, I don’t like it. It’s the little details that put me off. Don’t like the dark wood in pic 3 and the kitchen, weird second sink right across from the main one, no door between bath and closet (cold), poor light conditions for urban homesteading, ugly light fixture in pic 22, outdoor light fixtures. Obviously not staying, but I find all the different colors in the living/dining/kitchen unsettling.

Hot has to stay. It’s too expensive/annoying to move to another location. Unless it’s a corporate move, they take care of everything.

  12. Floor plan in this listing now.

So much of the ‘public space’ of the unit is the terrace, which is extremely public. Would be pretty nice if on a corner, so at least a street-width away from adjoiners.
