This 6-bedroom greystone at 1306 N. Ritchie in the Gold Coast came on the market in July 2021.

Built in 1900, the listing calls it a Potter Palmer greystone.

It’s on an 18×72 lot and does not have a garage.

If it looks familiar, that’s because we last chattered about it in February 2018 when it was a fixer.

Jenny even called it her “dream house.”

It has had a “total gut renovation to the studs” and, according to the listing, was finished for the owner but never lived in.

None of the vintage features survived.

It has 12 foot ceilings and a fireplace.

The listing says it has “classic vintage bones” and a “sexy black original pocket door.”

The house has a custom chef’s kitchen with white cabinets, luxury stainless steel appliances, and an island with seating.

It also has a walk-in wine closet.

The kitchen leads to a deck off the rear of the house.

The primary bedroom is on the second floor and has an en suite bath with a walk-in-shower and two vanities.

There’s also a second bedroom on that floor which the listing says could be used as a study or huge custom closet.

The top floor has three bedrooms.

There is also a lower level with the 6th bedroom, a family room, game room, laundry room, sauna and additional full bath as well as a separate entrance.

The house has custom automated blinds and the listing says there is potential for a rooftop deck.

It has central air but no garage or attached parking. In the prior listing in 2018, it said there was rental available in the high rise next door.

The listing also says they will sell the never-been-used Restoration Hardware furniture.

The house is on a quiet side street in the Gold Coast and isn’t far from the restaurants/shops of Division and Rush street area.

Originally listed in July 2021 for $2.895 million, it has been reduced $100,000 to $2.795 million.

Buyers love “new.”

    I don’t think buyers in this range would see much benefit in the place coming with generic furnishings that they didn’t have the opportunity to select.
    Could even be a downside for a rich SAHM with too much time looking forward to picking out furnishings alongside a premier designer as a “project” that she can talk about for years.

    Can the white/grey/black and wine display trends die already?

    Nice of the realator not to show 6 bedrooms

    Room sizing is all jacked up – zero chance the LR on the main floor is 35′

    Guessing the ad copy and reality are not very similar

  3. Not exactly a “SFH” and the lack of a garage might push this down towards $2.25. No idea what admissions are like at Latin these days, but for the exec who relocates every so often this place would be pretty compelling. The playground is as clean as they come, but within a week or two of occupancy there will be lots of tiny handprints on the couch and chairs if they remain. The sauna is great and I’d bet we’ll be seeing alot more of them.

  4. Well, I hate it. I like modern, but not modern leaning on industrial. There is not a single thing I like about any of the bathrooms. No bathtub!!!!

    My parents had a sauna that they did not use once. I tried it once. Then again, it was southern California, not Chicago.

    Playground on Goethe is very nice. I know someone who lives in the condo building across the street and says on street parking is not a huge problem here.

  5. This leaves me feeling cold. The furniture is hilariously bad for this price point….really don’t see anyone wanting any of it. I am sure it was expensive, but the white couch in the living room has a seriously Ikea vibe. I would rather go to DWR and fill this with real modern furniture with a pedigree…but the renovation doesn’t warrant that either. Restoration HW seems right. Lack of parking it a problem for this given the size. I really want to see some of the vintage elements that were removed….I am sure it will make me cry. I am with Laura…hopefully a bathtub in there somewhere!!!!

    Not much private outdoor space.

    Seems this house is missing a lot of really basic must haves for families. Perhaps would have been better off not marketing it as a family home.
