We last chattered about this 2-bedroom Southport townhouse at 3401 N. Janssen in May 2009.

See our prior chatter and pictures here.

It is still on the market and the sellers are now “motivated.”

It has also been reduced by over $54,000 since our last chatter and by $65,000 since it was originally listed in March.

The townhouse has Brazilian cherry floors and a renovated kitchen with granite counter tops and stainless steel appliances.

It also has a rooftop deck and a 1.5 car garage.

  1. Too cramped for me. This is basically a condo sized townhome.

  3. This was originally listed for 20%+ more than the 2007 sale. This will not sell for the anything over the 2007 prices.

Great pricing strategy: lower the price from completely ludacris to ridiculous.

Great job of the RE agents not introducing their clients to reality.

  4. “Need Space?”

this place is japan tight. i would need knee pads on 24/7 cause every time your turn around or change direction i would bump my knee on something.

seriously did you see in the 2nd master bedroom pic on the VT that they had to stand on something just to take it at a differnt angle.

and we repeatedly go over this every day,
at what point does a seller think they can sell over the 2003 price without major reno, uniqueness, or awesome local?

425k for 2.5 floor sardine can in SoPo (thanks jill) you need to be pimp slapped by Kermit the frog

  6. A lot of buyers probably won’t like the fact that it’s right next to the brownline. Beautiful rooftop deck view of El trains screaming by every 5 minutes. Sounds peaceful and relaxing to me. At least the commute would be awesome.

  7. I looked at one of these a few years ago. The EL train was the deal killer.

  9. Finally dropped below the ’07 price (now $399,999).
The seller may be entering the realm of reality.

  10. Is the train noise still a factor if this unit was on the south side of Roscoe?
