It is known as the “Horton Mansion.”

According to Curbed Chicago it was built for Horace Horton, the founder of Chicago Bridge & Iron, in 1890.

It sits on a huge lot measuring about a half an acre on top of the hill.

The lot measures 102.87x260x99.69×236.6.

If you think this is too suburban for your tastes, it is strategically located just about a minute from the Starbucks at the corner of Longwood and 103rd. There is also a Metra stop there.

The house has a lot of its vintage features intact, including crown molding and wood work. It also has 4 wood burning fireplaces, including one in the master bedroom.

5 of the 7 bedrooms are on the second floor with the other two on the third floor.

It also has features you would expect in a mansion including a first floor library.

Modern amenities including an updated kitchen with stainless steel appliances and central air.

Originally listed at $1.1 million, it has been reduced to just under a million at $999,999.

  3. I love that staircase!

    I wonder how much it would cost to fix up all the cosmetic issues. Normally, fixing cosmetics, like wall paper, wouldn’t take that much effort, but in 9200 square feet, it sounds very expensive.

    The question is after you throw in the cost to renovate, why not live in Wilmette instead?

  5. Actually Horton can hear:

    Sirens – That is not the end of the world.
    Gunshots – Perhaps not on this block but definitely not that far away.
    Racial slurs – Seems like most people I know from Beverly have strong opinions on minorities.
    Shock – Many people in hushed tones saying things like $999k seems like a lot to live in this home.

  6. If a buyer wants a white elephant, that West Rogers Park brick mansion at Pratt/Western is a better bet. This house is overpriced, and a wood-sided uninsulated vintage house like this requires constant maintenance, repairs, and CASH. Beverly is also experiencing more neighborhood crime than West Rogers Park. We know several unhappy households there.

  8. Iirc this is owned by a follicly challenged tv political commentator & wife, who is or was a re speculator so money has likely already been invested into this home. Years ago when I looked at a real crapshack in W Lakeview owned by a female living at this address an immigrant tenant told me her landlord had promised to make improvements to her unit, in which said tenant had run multiple extension cords everywhere. I imagined Walter Jacobson doing an expose juxtaposing the condition of that rental unit against this mansion on the hill. But professional courtesy probably ruled that possibility out.

  9. I can smell the orange wallpaper remover through this listing…

    Cool space, but I wouldn’t touch it unless it was around 600k because while this place is a decorators dream, it would take a lot of $$$ to make it look respectable!

  10. The only person I can see buying this place is a local guy / girl made good with 5 kids. It’s a beautiful house, but it’s a beautiful dinosaur (or white elephant, as Architect said).

    Interesting thing from that article, at the bottom: Randy Walker’s widow’s sale, and the two houses they went thru in 99 to 06 (evanston) and 06 to 09 (wilmette), netted out almost exactly even (before transaction costs).

    This is really a beautiful house, and the staircase is incredible. But the house in W Rogers Park on Pratt is a much better deal for the money. W. Rogers Park is a far more solid neighborhood with less crime nearby and is much closer to downtown (6800 N vs 12000 S), and is close to the lakefront, which is a couple of miles east. And, as Architect pointed out, no matter how difficult to maintain and heat an old brick mansion might be, an old wood-sided one is much worse.

    That is a complete stretch. If you made that comparison against Old Norwood Park I would agree but your off base saying W Rogers Park is more solid.

    While undoubtedly correct for any of us who are pigeons, it’s misleading:

    1. it’s 10200 south.
    2. given proximity to the train, it’s basically the same amount of transit time to *river north* destinations. It’s much, much faster to south of Madison destinations.
    3. given proximity to i-57, it’s functionally the same travel time *driving* to the central loop.

    So, really depends what the focus of your interaction with downtown is as to which one is “closer”. And, for the not rare people who split their lives b/t the city and the south/southwest burbs/Beverley Shoers/Michigan, it’s a clear choice. Obv., if one’s life is split b/t the city and the N burbs/Milwaukee/L.Geneva, it’s clear the other way.

  19. While I agree with Sonies that this home should sell closer to $600K than $1 mil I disagree w/ Laura on several points. This house is located 10200 south not 12000 south. Metra stops within 2 blocks which comfortably connects downtown in under 30 minutes. Ryan Xway is about 2 miles east. Local grammar schools are excellent, as is Keller, local magnet school. This home is 2 blocks from St Barnabas school. Finally I partially agree with mh “The … person I .. see buying this place is a local guy / girl made good …”. Imo Beverly has rising petty crime issues and it’s unfortunately located too close to crappier hoods east and south whose residents likely cause most rising crime issues here. But at the end of the day it’s a great place to raise world wise well adjusted kids imo.
