Looking for a South Loop Penthouse With 2 Terraces? 1400 S. Michigan
This 4-bedroom penthouse at 1400 S. Michigan in the South Loop has been on and off the market since 2008.
Since August of 2010 it has been reduced $400,000.
At 3471 square feet, it is one of only 2 units on the penthouse floor.
It is on the northeast and southeast corner and has not just 1, but 2, 600 square foot terraces with city and lake views.
There are 14 foot ceilings throughout.
The listing says there are “italian finishes” but unfortunately the listing pictures don’t show the kitchen or the baths.
At $432 a square foot, is this unit a steal?
Carl Krkles at Weichardt Realtor has the listing. See the pictures (what there are of them) here.

Seems semi-reasonable to me if the place is finished.
Seems strange that a million plus lisitng cannot bother with posting bath and kitchen photos.
Maybe you have to bring your own kitchen, “italian” style.
“Maybe you have to bring your own kitchen, “italian” style.”
Still time to choose your finishes!!

Not sure if this is the reference, but have been watching househunters international. In some places, kitchens are not included while in other places (perhaps mostly island/vacation homes), furniture seems to be commonly included. I’m sure there must be some reasons beyond convention, but uninstalling/installing your kitchen cabinets seems nuts. I suppose you get what you want.
I’ve been in the unit. The Kitchen and bathrooms are finished, however everything looks like it came from Home Depot. Whoever buys this is probably going to gut and redo at least the kitchen. The floorplan, terraces, views are great and the building is in good standing (rare for the Sloop). It is a unique unit with the 2 amazing terraces and it is a true penthouse but knowing some money has to go in to refinish, I wonder what it will go for.
Italian style means a show kitchen upstairs and the real kitchen in the basement. Ba da bing!
At least the pool is outdoors so it can be enjoyed in the few summer months.
Oh and that gym is also an epic fail. You can tell the developer really cut corners by the size of it.
I love the views!! I’d want hardwood floors though. I’m curious on the kitchen and baths too. My guess is choose your Italian finishes…
This wins “Most Reasonable Assessment in a Penthouse – Chicago”
Those views are probably safe for about 20 years as well.
“Not sure if this is the reference”
Yes, but I thought it was very Continental.
“In some places, kitchens are not included”
Yep, down here it’s usually move in to a completely gutted kitchen, all that’s there is a suspended in the air granite counter top and sink. Very weird.
Yup definitely it is the case in Italy. At least for most places. Actually I think it is a great practice as we have all very different taste and it sucks to move to a place that has a brand new kitchen you hate.
For $1.5M I expect something a bit more upscale than motel-style heating units in the walls.
“For $1.5M I expect something a bit more upscale than motel-style heating units in the walls.”
The building itself isn’t all that upscale. It’s the counterpart to 1250 S Michigan, except when this was build they crammed a lot more units into it so the floor plans kinda suck. But even the high end buildings utilize these heating units, I think all in the Sloop do.
I don’t like em either, but that’s just the way everything has been build. Worst part about them is that often the thermostat is mounted on the unit, so in the winter the pipes radiate heat out screwing up the temperature reading. Your room will be 60 degrees, while the thermostat thinks it’s well in the 70s. Relocating the thermostat is pretty much required…
Too bad the alien spaceship that replaced Soldier Field is in sight every time you look at the lake from this unit.
Jim – for the $1.5 you are getting ~3400 sq feet of space 28 floors in the air. The heating units are free.
wow 400k of price cuts in 8 months… maybe another 8 months worth of cuts @ 50k a piece and it will actually sell
“and it sucks to move to a place that has a brand new kitchen you hate.”
Maybe I’m just not too picky but it’s a rare kitchen that I hate. I mean the counter tops would have to be black or something.
There is a stainless steel appliances thrown into that blurb. So you’ll be able to microwave yourself a ramen noodle cup.
Seriously – $1.5m and there are only 3 interior photos, of the same damn corner?
Bob,that is a blessing. I wish I were more open minded with my kitchen taste : ( Actually the room I have most problems with often is the kitchen. I cannot stand overmount sink (I have one and I am always scrubbing the corners!), old school cabinets that look like grandma’s,
ugly knobs (specially round ones), non SS appliances, plastic or other synthetic counter tops, ugly faucets, little cabinet space, closed kitchens,…lol…and the list goes on. I am thinking I might have some sort of disorder when it comes to kitchens : )
My pet peeves are cabinets whose top isn’t level (look like total garbage to me) and see through cabinets.
Miu, I agree with you a lot on kitchens but at least knobs and faucets are cheap/easy to change. I am much more concerned with cabinets and how many, counters, windows, etc.
miumiu.. nope you are ok or I share your disorder. If you entered my kitchen to cook you wouldn’t even have to ask where things were, everything is exactly where it should be. No wasted movements to find anything. countertops must be granite, sink must fit a large stock pot and be double, faucet must pull out… and on and on..
You guys would have had nervous breakdowns in some of the places we’ve lived. Our current kitchen has this really annoying thing where the cabinet doors aren’t lined up exactly. Our last place was the same. Drives me mental.
I feel better it seems CCer all are picky with their kitchen. We should start a club.
Get real – how many downtown dwellers need a “gourmet” kitchen? To microwave a Lean Cuisine entree, or reheat their leftovers from last night’s restaurant/takeout meal?
I remember seeing a condo at Marina City for the first time in my life, about 10 years ago, and was astonished at the tiny kitchen. The listing agent explained that MC was designed for the first generation of “urban pioneers” – two-income couples with jobs in the downtown area and an active social life after-hours. They were more likely to dine out at such legendary 1960s establishments as the Blackhawk or Henrici’s or get carry-out from Uno’s than spend time making home-cooked meals in a large kitchen.
I imagine that this grand tradition is pretty much observed by a substantial percentage of today’s “Sloopers” and River Northers as well.
I like tiny kitchens that are hidden away from the rest of the house. If a kitchen is hidden away, I don’t care what it looks like as long as it has a dishwasher. I’m just not that interested in food and I detest cooking. If the kitchen is open, I want it to look nice though.
