The listing says the bathrooms are redone but some of the vintage features were left intact, including a clawfoot bathtub in one of the baths.
There is a washer/dryer in the unit and parking included but it doesn’t have central air.

Other than the unfortunate choice of floor tile in the kitchen, I kind of like this. I know little about the area, but with parking, low assessments and taxes, doesn’t seem like a horrible price.
No central air is likely to turn off many – that means window AC units, which means major $$$ in the summer or discomfort (there’s no shade hitting the building).
I like the crib + toddler bed combo. The exterior photos of the front and back views are not well done at all.
There’s this place with extra bed (3052 has an office), CAC, and I think interior rather than exterior parking for $30K more. It’s 10 percent below its 1997 price (HD!!).

Also, 3041 doesn’t obviously have in unit laundry (although what seems like same unit at 3043 does). I like this location generally for a condo around here.
I like the look of this place, but wonder about outside noise level associated with living on the boulevard. I’m guessing the fire/police departments make frequent use of this street when responding to calls, which probably means a lot of sirens going by. But enlighten me if I’m wrong, as I never have actually lived in that area.
If Logan square keeps on the up and up I would say this would be a good value. I’m skeptical about the long term value in logan square though, i’d probably recommend to whoever buys this to try to sell this after two months. If its owner occupied they probably wont have to pay any capital gains tax on the sale.

Don’t know specifically about emergency vehicles but it has never struck me as that busy of a street. Less so than e.g. Fullerton, even for the main street itself. And the property is a good ways removed from the main street. The side streets parallel to Logan are pretty quiet, not really used as through streets as far as I can tell. It’s very nice to stroll on the boulevard itself, no alleys. I don’t think the view of the boulevard in the listing showed it to best effect.

I used to live two buildings down from this one. This is basically the best the neighborhood has to offer in terms of location. The noise is negligible as the blvd is not a heavy-traffic street: to the point that on Sundays, the outside lanes are used as parking lanes for the several churches.
I think this is a really nice unit at a good price. I remember when we left the neighborhood in 2009, there was a 2/2 in the building on the corner of Logan and Sacramento asking like $330 for less space, lousy finishes and no parking. My how times have changed.

My guess is that bob will be moving west…. maybe to a remote cabin without electricity or running water, in Lincoln, Montana, where he live as a recluse while learning survival skills in an attempt to become self-sufficient. Or maybe that was HD that I was thinking of.

Roma, hard to say where prices will be in Logan Square. All the off the blue line neighborhoods are somewhat unfamiliar to me since i grew up in rogers park and spent my time in the red line neighborhoods.
But i can say that i have a ton of friends who are moving to logan square and i can easily think of 10 high quality and very popular bars/restaurants that have openened in the last year.
I just went to revolution brewing and longman Eagle and had a brilliant time at both.
Not sure where the long term (10yrs) future of Logan Square is heading, but i’m guessing it will continue to go up in the next 5yrs unless uptown get its act together with safety.
I don’t see the buyer of this making a windfall profit by any means in the future since they are getting this at a firesale price. But i would expect them in 2 yrs to walk away with some money.
Would never buy this as an investor though, there are much better deals out there.

uhh – I don’t think it is amazing at all – but we all have to make sacrifices for work/family, etc. Also, you can’t paint the whole county with such a broad brush. I find that certain areas of Dupage are absolutely beautiful (as are other areas of other counties)
This place looks ok except for the sad views, especially the brick wall ones.

In my mind there are a limited # of renters who are looking for rentals in this price range.
Logan Square and uptown share the characteristic that they are similarly distanced from the Loop. Logan square a bit faster via CTA, but they may get alot closer with the work thats to be done on the Red line.
My anecdotal experience is that folks look at Uptown and Logan Square when weighing different neighborhoods for rentals, because rents are similar. Where Logan Square wins is safety, uptown is still getting there, Hopefully the new alderman will change that.
From speaking with newcomers to Logan Square it seems that they’re mostly coming from Bucktown, Wicker Park, and Lakeview.
