Trying to Sell a 4-Bedroom Single Family Home in North Center for Over 2 Years: 4142 N. Maplewood

This 4-bedroom single family home at 4142 N. Maplewood in North Center has been on the market since March 2009.

Last purchased in 1996, the listing says it “requires bank approval.”

I couldn’t find an original listing price but at one point it was listed at just $540,000 (per this virtual tour with music.)

But in September 2011 it was listed at $650,000 and has since been reduced to $579,000.

Built in 1916 on a 29×116 lot, the house has 2 bedrooms on the second level and 2 on the third level although the listing calls those “open.”

It also doesn’t appear to have a garage- although the neighbors have one. It does have central air.

The kitchen has white cabinets, granite counter tops and a mix of white and stainless appliances.

The listing says there is a new master bathroom, which sports a double vanity, and a first floor family room.

What will it take to finally sell this house?

(Yes- it’s west of Western.)

  2. We looked at a house this weekend (i’ll spare everyone the 3 mile away comp) which also din’t have a garage. While both houses have space to build a garage, at least this Maplewood house has a fence because not having a garage does present an extra security concern. It’s easier for someone to vandalize/break into your vehicle if you just have a carport without any type of fence.

    yeah right – when will you guys ever learn that the prices you see in ads doesn’t equal real prices. I guarantee that a homeowner w/o connections to the building industry could never get a standard, good quality 2 car garage built on this property for 8k. Get real…..

  4. I have to agree with Clio on this one, the garage you get for 8K would be functional but lacking many amenities, like insultation which in Chicago weather would be a good feature if you like to work in your garage.

    anyone here build a garage? Is brick/concrete the way to go or stick to traditional frame & siding?

    It’s up to you. I restored (myself) our 100 year old brick garage. Although structurally sound, it needed a new roof & some minor tuck pointing. If you’re going to be there for a while, it might make sense to go brick/concrete. My garage still had the original slate roof.

    Traditional wood frame garages, as you might expect, won’t last as long.

  6. I’ve built a garage with rooftop frame) and that was about 22k. I’ve also built a brick two car roof top garage at another property and that was 40k.

    However a simple two car frame garage can be done for 9 k. I got three estimates over the summer and my neigbors’ just built a frame 2 car garage and it was 9 k all in. So Yes it is possible

    I agree.

    $8k is possible, 9k most likely. Yes, it’s a basic frame garage seen in alleys across chicago. No insulation, low roofline. Shallower depth than a suburban garage and as much width as a 25ft wide lot will support.

  9. FYI,

    if the foundation is already in place and you dont need to extend it, electrical is already run, you can build a garage for 5k. that will include auto door and basic workshop lights.

    if you just need a wood shack to keep your car away from the elements i will build you one for 3k and a sixpack 😉

  10. Pretty sure, without checking, that this is in Coonley. West of western, backing up onto commercial property, the uncertain bedroom layout, and so so finishes are bigger issues than the garage, I’d think. Plus the short sale. There are some two flats (with I think very roughly comparable finishes) east of western, in Coonley, just under $600K.

    I’ll go with $500K, if this sells.

  11. I had a frame garage built in 07′. Advertised price was $6999, I paid $8200 all said and done and was more than satisfied with the work. I can’t imagine prices have gone up much since.
