  1. Those tree top views are pretty cool. I live in the canopy of my block right now and it’s pretty awesome. You see all sorts of crazy birds and squirrels and things like that. i’ve seen crazy migratory birds, and woodpeckers, hawks, kestrels, raccoons, opossums, goldfinches, etc. The cicadas get loud at night during the summer but you hardly notice it; and this tree may not even have cicadas because of the downtown location. But the price is getting close to right; the penthouse in this building just sold for roughly $800k; $450 for this I suppose.

    IMHO, parquet floors do not count as hardwood floors.

  4. I think the Redfin comment of “needs updates” is telling. The views look nice and the space is big but the unit just seems so blah.

    I would much prefer hardwood over parquet too.

  5. I’m sure that treetop view blows during the 4-5 months of the year when there are no leaves on the trees, like an angry web of branches clawing at you, laughing at you! muhahaaaahaa

  6. If you don’t like parquet, restain to a darker shade, perhaps to black. Prefer true old-fashioned parquet to new-fangled “brazilian cherry engineered wood”. Dated lackluster decor is probably part of this unit’s problem. I like certain low-floor high-rise condo units, depending on view and light. $3,500/month carrying costs for a dual-income professional (or downsizing North Shore) couple is affordable; this condo could make a nice house-sized in-town home. Don’t see anything here that couldn’t be remedied by some Farrow & Ball paint choices and prudent redecorating.

  9. Is it just me, or are assessments higher on the Gold Coast vs. Lincoln Park? Is this for any specific reason, or just because associations think they can charge more because of the neighborhood?

    I’m not saying the assessement here is unreasonable, especially since it includes AC and gas. But it is higher, I believe, than a typical 2 BR from the same era in LP.

  12. This is a nice unit in a great location. I would consider it even though it has low ceilings, but the assessments and taxes are quite high.

  13. The assessments + taxes are higher than my rent for a 2br in the same area – I couldn’t afford to live here even if someone gave me the unit. I just don’t see how buying a highrise makes any sense.

  15. I’d love to see deeper analysis & commentary on building budgets on here…. & wish that info were more readily available to “shoppers” before they even get serious about a purchase. To me, building finances are right at the top of the list along with the usual criteria like washer/dryer, parking and home layout. It seems odd that most people look at building finances as an afterthough rather than a forethought.

  17. Fantastic location, but anyone with the interest to live around here probably wants an already-updated unit. I’m guessing this may go with a ‘3’ in front of it as a result.
