This unit has a living room/dining combo and then a separate family room off the kitchen, which makes me think that family room was probably, at one time, the dining room as they had no concept of a living/dining “combo” back in 1927.
The kitchen has white cabinets, granite counter tops and Subzero, Wolf and Miele appliances.
It also has a very special 1947 O’Keefe & Merritt refurbished stove.
The unit has space pak cooling and 1 parking spot which appears to be leased. It doesn’t have in-unit washer/dryer, however.

I wonder if this is the top floor (2 units per floor, 32 units…) If so, I would think that the listing should mention this. Also, another listing in the building mentioned a $60K special assessment to be paid by the buyer. I wonder what the situation is with this unit.
Very elegant, love the arched doorway, living room built ins, and all the molding. That one room will look so much better when the red paint is painted over!! As much as I love that vintage elegance, I must have outdoor living space. I have a 16 x 6 terrace overlooking the lake, and it just makes my whole place. Otherwise, it’d be a box in the sky.
It is the top floor but no terrace, those are only on 15 & 17. The two units that mention special assesments are short sales (probably because they could not pay the specials). Taxes are correct but will go up after this sale. there is also a three bed for sale at a higher price.
Whoops, sorry, this is not the top floor, there WAS one for sale on 18. (no 13th floor)
This is one of my dream apartments in one of my favorite buildings, and this is a much more attainable dream than most penthouses in this city of comparable quality, that usually sell for much higher prices. . This is a beautifully upgraded unit, and I believe it’s worth close to the ask price. If you look at the listing photos at http://www.realtor.com, you will see that it has plenty of outdoor space of it’s own- it has a large, beautiful terrace. I may sound like a real estate agent here, but it is a rare opportunity to own a large, but manageable, penthouse with all the trimmings you’d expect, at a price well under $1M.
The HOA is not bad for the amount of space and level of service.
The neighborhood is OK and improving daily. There is nothing “terrible” about Edgewater- it is where I spend most of my free time and it is NOTHING like Uptown. There are many reasonably decent restaurants around and most people in the area care about their community and are very involved in improving it. There is a beautiful new Dominique’s a few blocks south at Foster, an el stop around the corner on Bryn Mawr, and the 147 & 151 buses are at the door. The building also has ample parking and a lovely private park.
Maybe you can somehow even finagle swimming privileges at the Edgewater Beach co-op across the street
The views of Lake Michigan, the park, and the neighborhood are spectacular.
There is an even more spectacular 3000 sq ft unit for sale on the 12th floor, which qualifies as a penthouse, even though it is not on the top floor, because it has a massive terrace much larger than the one attached to this unit. It is asking $795K.
Swanee, this unit DOES have outdoor space. It has a huge, lovely outdoor terrace of its own overlooking Sheridan Road, that offers spectacular views of the lake and the neighborhood. Go view the photos in the listing at

This is one of my dream apartments and it’s a much more accessible dream than comparable units in more “prime” neighborhoods further south. It has everything- it’s an intact vintage in an elegant 20s highrise in a nice, convenient locations, the views from the terrace are gorgeous; it is exquisitely upgraded, it is large but still small enough to be manageable, and the HOA is reasonable for the inclusions and level of service in the building. It has ample outdoor parking and a pretty little private park. The el is around the corner on Bryn Mawr, the 147 & 151 buses are at the door, a beautiful new Dominick’s is a few blocks south, and there are a number of nice, reasonably priced restaurants nearby, even if they’re not spectacular, or “trendy”
For the price asked, it seems like a good deal, for a real penthouse. There is a more spectacular unit in the building, a 3000 sq ft unit with a gigantic private terrace, on the 12th floor. I guess it can’t be called a penthouse because it is several floors down from the roof, but it has the feel of one. It is asking $795K.

The link you posted above is for 17B, not the unit featured in CribChatter. Yes, 17B does have outdoor space. 15 and 17 have terraces, no other floors have private outdoor space. I know all this because I am closing on 17B next week. I have seen every unit for sale in this building.

Thanks for the posting, Laura. 17B looks like a contender with the terrace! Congrats to Schmakmama! It does look to be a great vintage building. As far as Edgewater goes, I recently moved into the hood, and there’s a number of cool restaurants. Just had dinner at Waterfront cafe, smack dab on the water. Ate the best grilled salmon over grilled asparagus and topped with cold avocado, tomato, peppers, onions at Francesca’s, seriously, one of the best fish dishes I ever had. Then there’s tiny Gino’s on Granville which just has the coolest retro mojo. I’m enjoying exploring the area. Then, to top it off, you can get Thai massage at Salon Echo. Stellar. As far as I’m concerned, up here in Edgewater, it’s all about being on the lake.
Schmakmama, congratulations on your beautiful new home! What a great place. You’ll enjoy the area, too. Francesca’s and Gino’s North are great places, and are two of my favorite haunts.
But doesn’t 12 also have outdoor space? I have saved the listing for the 3000 sq ft place on the 12th floor with a monster terrace. If my connection weren’t acting so badly this morning (it’s the reason for the two similar posts- I thought the first hadn’t posted), I’d post the link.
Maybe what you are looking at is the lake view out of the east windows. No terrace. It lists a roof deck for the building, but trust me, no one wants to go up there. No furniture and no lake view, its on the back of the building. 15 has the monster terrace, it sold a couple of months ago.
