This 2-bedroom duplex up loft in the Lakeview Lofts at 3201 N. Seminary in Lakeview came on the market in July 2018.

We chattered about it last year when it first came on the market.

If you recall, this loft was completely renovated. Many of you liked the changes that were made but we debated the renovation and what value the improvements brought to the property.

As a reminder, the Lakeview Lofts were converted into condos in 1992, making them among the older of the loft conversions.

It has 20 units and parking (the listing doesn’t say it’s a garage, just that it’s “onsite.”)

This loft has authentic loft features including 34 foot ceilings, exposed brick walls and timber ceilings and oversized windows.

The listing says the loft has been “completely renovated” and that includes putting in a new kitchen with white cabinets, quartz counter tops, professional grade appliances and a wine fridge along with an island.

The staircase also has been renovated and has a new banister.

The second floor has the two bedrooms and laundry room. One of the bathrooms has a “newly renovated” Grohe bathroom.

There is a common rooftop deck.

The loft has all the finishes buyers are looking for including central air, washer/dryer in the unit and onsite parking.

At 1400 square feet, this loft sold with it’s older 1990s/2000s finishes in 2015 for $395,000.

Originally listed in July 2018 for $579,000 it has only been reduced $4,100 to $574,900.

Near the Belmont El station and restuarants/bars/Wrigley Field, why isn’t this selling?

  3. I’m not feeling that great tonight and since no one could comment today, I’m going to leave this post up there for tomorrow.

    But a lot is going on right now. Sellers aren’t waiting until the Super Bowl to list (especially with the Bears now out of the playoff picture.) I will have a lot of new properties in the coming weeks.

    Where are they measuring that? The whole building is about 40′ tall. I’m pretty sure that the storefront is more than 8′ high.

  7. its going to be really interesting to see what happens to the market in April or so when people wind up owing more on their federal income taxes than they thought, then July the new city tax bills come out and those are probably gonna be a doozie as well with the new higher assessments

    as for this place, i think it probably feels cramped when you actually see the place, and the awful photos aren’t helping one bit… not practical at all and too artsy fartsy… at least they included a floor plan but the pictures still suck

  8. Not this one again, please! Definitely not my favorite. For $579,000, I’d want the entire building. I’d never pay that much for a 2-bedroom in a building like this at a location like this. Money down the drain.

    Good point, Sonies.

    My bookkeeper keeps track of those things throughout the year. Verdict: A smaller refund (unfortunately I overpaid in both 2017 and 2018), as withholding is now more closely aligned with actual taxes. So people who were planning on large refunds will only get small ones, even though their taxes went down.

    They will have had extra money per paycheck to have played with throughout the year, but the psychology is different.

The proximity of that stove to a surface that probably won’t handle food splatter all that well gives me the heebie jeebies but all in all, I think they did a great job and would get their ask if this were in Wicker Park or Bucktown. Unfortunately, this location appeals more to the “fairly recent graduate” crowd who typically don’t have this kind of money (unless the bank of mom and dad gave them a leg up.) This location also will appeal to bachelors who tend to eat out or order delivery so I suspect that the stove placement won’t be an issue for whomever eventually buys this place.

  11. Too expensive. For this price you can go just west of here on Fletcher, be on a side street instead of Belmont, have a townhouse with a garage instead of outdoor parking and get more sqft.
