  1. Nice place and price seems reasonable. Layout is a bit different with the kitchen in front. Assessments seem absurdly low, maybe a looming special?

    The $42k “premium” is the owners covering their costs (realtor & loan). If this isn’t an indication of a HAWT market, I don’t know what is…

  2. I really like fireplaces in dining rooms. You get all the charm, yet it’s not taking up a wall that might otherwise accommodate a couch or tv.

    These folks’ happy place is obviously resto hardware. Owning those same chairs (in a different shade of wood), I’m afraid that they will soon realize that the kids who are prompting their move are going to ruin the seats. Assuming the chairs are still in stock, they should buy a couple of backups and store them in the basement they’re going to have.

  3. I rented the mirror second floor unit in 610 W. Surf over 10 years ago when I first moved to Chicago. There is no elevator. I loved this apartment! Decent space, equal sized bedrooms, great location. At the time, the building was super quiet and all the neighbors were friendly. Mostly owner occupied.

  4. Location is east enough to be cool, and pick up the vibe of the park etc. Go just north and west — and you have the scummy Clark St. hot dog stand vibe and crime.

    Assuming that the dimensions on the floorplan are accurate, I’d call it about 1400. Most realtors would likely round it up to 1500.

    A certain sometime contributor here would probably list it as 1950 and say “it’s just a number”.

    Beautiful place, very well-located, well worth the money. HOA is reasonable and the taxes are what you would expect.

    No wonder it went under contract so quickly.

    Anyone else recall an album from the 90s called 620 W Surf?

    Had a girlfriend living in this street back in the day. Always tough to park but amazing location for walking. And the lakefront path was indeed just a short walk or run East.
