More Skylights and a Covered Terrace: 400 S. Green
Some of the oldest loft conversions are near Greektown in the West Loop. 400 S. Green is one of those. The brick and timber five story building was converted in the mid-90s before anyone thought of the area as a residential haven.
The units are big and have interesting layouts. There is some parking available with the building.
Unit #508 is on the market. It is a top floor duplex loft with a big 25 x 8 covered terrace. The listing says it has “power operated skylights” but there are no pictures of them (too bad.)

To be snide….of course it was cheap. ever visited West Loop c. 1995? 100% urban pioneer land.
and FWIW, $170k in 1995 works out to roughly $240k today.
That place is pretty much all new (kitchen, baths, flooring, lighting) since the last sale, too.
$155k in 98 was basically a raw space price. $15k was probably about what the crappy kitchen and bath were worth in ’95.
If it includes parking, that seems like a totally reasonable price — almost cheap, even. Out of my range, but I’d be all over it if it wasn’t. Nice to see some realistic pricing out there.
Am I the only one who doesn’t think this unit is all that cheap? It’s still West Town. You guys really think $250 sq ft is cheap for this area? And no hard wood floors, maybe no parking, and certainly no view? I was thinking (very) low 300’s is more like it…
I meant “West Loop.” It sits right at the junction of two highways.
$100/ft for the space; $100/ft for the improvements, max. So, maybe $340k (probably somewhat less), plus something ($15-20k) for parking, if any. Sound about right, at least as the ask?
