  4. cool place for 630k, maybe 670k pre covid. aren’t all homes now work/live spaces anyways now? I’d rather have one in highland park without the looting. sad for the current owners, who are probably moving somewhere safer themselves.

    Not technically. It really is a city designation. You can literally have a true business have its LLP headquartered here and the building couldn’t say anything if you had employees coming and going.

    A normal condo building certainly could say something if you had 3 people coming over to “work” every day or customers coming in etc.

    You can get that a loft in Highland Park. But those aren’t selling either.

    This one in the Fort has been on the market 205 days. I don’t see any of the other, cooler ones with more authentic features listed right now.

    Look at those taxes. Yikes.

    Not in this case. The building is in DX-3 zone, so basically any sort of “downtown” use is permissible.

    This one is about the designation of the unit in the condo declaration. And, based on a very quick look at it, it seems like you could run a professional office (medical, dental, law, etc), or artist/gallery space, or something similar out of the space. Didn’t look like retail or the like would be allowed.

    Of course, this space is not remotely built out to be used that way, so someone wanting to do that would have some decent buildout expenses to make it work as that.

    Thanks for agreeing anon(tfo). Live/work isn’t just “working from home” as many are doing right now. It’s an actual special designation which allows you to run an actual business out of the space. I’ve seen architects and the like in live/work lofts in the past. You could have a tech start-up etc. I’m sure you can have an online retailer in that space.

    Just have to deal with having your spare bedroom full of inventory.

    No one is buying this unit, as currently configured, to use as a “business” space. Which is different from working out of the space.
