We last chattered about this unit in 2015 when some of you thought it was a good price and just needed “minor updating.”

Since that sale, it HAS had updating including in the bathrooms, the kitchen and the original wood moldings around the windows in the turret bedroom have been painted white.

It still has exposed brick in the living/dining room and a fireplace in the living room. But that mantle has also been painted since 2015.

The primary bedroom, with the turret, has an attached bath.
The unit has the features that buyers look for including central air and washer/dryer in the unit.

But this building is just down the street from the Armitage El stop and all the shops and restaurants on Armitage and Clybourn.
Listed at $569,900, it has come on the market at $17,900 above the 2018 selling price or $552,000.

Either that was the fastest remodel in the history of remodeling, or there’s something else going on.

Lovely, but not for me. Kitchen, while beautiful, is too small and the outdoor space would not work for plants. It would better reconfigured as a two bedroom.

I really like this place, but the kitchen is a big turn off for many (most?) people.
If you look at the floorplan, there is lots of valuable space in that little non-value added hallway to the bedrooms. When they renovated, am not sure why they didn’t just remove the hallway wall and make the kitchen 3-4 feet wider — it’d make a huge difference.

but all the appliances and sink are on that wall. I guess they could have moved everything to the back brick wall but that would have involved relocating plumbing, gas, water, drains. Not the easiest, most cost effective thing to do especially in a multi-unit building.

Redfin is NOT the public record. You cannot rely on it. There are lots of errors in the price history.
I lived down the street until a couple years ago. It’s a great location; close enough to everything, few blocks away from the “El”. It’s really a pretty condo. It actually has outdoor space and not everyone wants a huge kitchen or has kids.
This unit is now contingent.
