A 3-Bedroom Townhouse with 2.5 Car Garage for $850K in the Gold Coast: 820 N. Dearborn

This 3-bedroom townhouse at 820 N. Dearborn in the Gold Coast came on the market in May 2024.

I can’t find a date for when this complex was built but the first sale is listed as 1988. It has 4 units and a shared garage.

This unit is the Dearborn facing corner unit directly over the garage door.

There are hardwood floors throughout.

The main level has the living room, dining room and kitchen which is open to the room.

It has a newly tile fireplace, designer lighting and crown molding.

The kitchen is a “chef’s delight” with “freshly” painted white cabinets, quartzite countertops and backsplash, a built-in Subzero refrigerator, a breakfast bar and a pantry.

There’s also a half bath on the main floor.

The second floor has two bedrooms and one full bath along with a walk-in-closet.

The third floor is the primary suite with an en suite bathroom with a large walk-in-shower, a double vanity, marble floors and marble countertops.

The primary suite has new patio doors which lead to an east facing balcony which has new outside flooring. This is the only outdoor space.

There are 2 skylights.

This townhouse has the features buyers look for including central air, a laundry room in the lower level, and 2.5 car parking plus a parking pad.

Realtor notes on this property from several years ago states that the parking spots are tandem in the garage.

The listing says this townhouse is in a “prime” Gold Coast location. It’s near the big River North Whole Foods, Washington Park, Newberry Library, the shops and restaurants of the Gold Coast, the Mag Mile and River North.

The listing says it’s in the Ogden school district.

Listed at $850,000, is this a good 3-bedroom condo alternative in this neighborhood?

John Lyons at Baird & Warner has the listing. See the pictures and floor plan here.

  1. They fixed this place up nicely. It’s too bad it is across from the YMCA. The living room could feel more spacious if they removed the barstools and replaced the couch/chair with a smaller scale sectional.

  2. Ive taken shits with more cub appeal

    This is a shitty 2Br

WTF is up with the brick coursing

Its always good design to block the FP with a couch

LOL at the kitchen – spends money on paneling the fridge, buys a $600 stove. Nice quality install on the backsplash and great job seaming the countertop

    Good luck to the sellers

  3. KK…what are you talking about? It is across from a parking lot. Though close to Chicago Ave this block always seems relatively quiet….it’s also close to Bughouse Square. If you are referring to the Lawson House, that’s no longer a Y. A bigger concern is the crack-Donalds and the Red Line stop.

@JohnnyU – – I think the furniture placement is just indicative of the fact that you cannot shoehorn a sensible placement of the couch relative to the fireplace. It’s truth in advertising.

  4. This is too far south on Dearborn for my liking. Very noisy area. If you like constant sirens, this could be for you.

It is across the street from the parking lot for an affordable housing complex at Dearborn / Chicago (originally a YMCA).

That’s not a parking lot for the former YMCA, I don’t think. It IS a parking lot (a public lot). Shocking that it hasn’t been built on. It’s only a matter of time.

They just finished renovating the YMCA building. It is GORGEOUS. Good job developers. I hope they get some decent retail in the base.

Some of those units are 3-bedrooms. I’m assuming they have already leased them given the great location and that they are big enough to have families living there.

I feel like the tone of the area completely changes once you cross Chicago. There are big mature trees. It’s also now one lane since they added the bike lane, which is also wonderful. Also only a block from one of the best small parks in the city.

I feel like the McDonald’s isn’t really an issue at the moment, or is it just me? (knock on wood)

  9. I think these townhouses used to be 2-bedroom units when we chattered about them a decade ago. The top floor was a “family room” but some of them have, obviously, converted the top floor into a massive primary bedroom now.

I’m confused about the laundry in the lower level. Does each townhouse have its own laundry room in the garage then?

And who do you fit 2 or 3 tandem cars in that garage? How does it work? Other units have space too. Doesn’t seem like the footprint would be big enough for like 8+ cars down there.

YMCA is a beautiful apartment building now. And, sorry, per my other comment, I thought they were putting in 3-bedroom units so families could live in there but that must have been changed.

“The 24-story art deco building, 30 W. Chicago Ave., was once the largest single-room-occupancy building in the city, with 583 apartments. It has been transformed into 406 micro apartments for low-income renters. The $128 million project in the heart of the Gold Coast includes amenities, on-site social services and a ground-floor retail space for lease.

Rooms are 145-160 square feet with a kitchenette and a bathroom, something the previous apartments did not have. Each unit is furnished with a twin bed, drawers, kitchen table and chairs.”

  11. The area is better and I agree north of Chicago is better than south. The McDonald’s and that entire block are still an issue – at least last time I was over there. My parents live two blocks away. They’re on the 11th floor. The sirens are every 5 minutes or so, extremely loud, and never cease. I assume you’d hear them north of Chicago as well. It’s ambulances on the way to NU hospital. Not sure why the city doesn’t address this QOL issue. The alderman there made a fuss a few years ago about it but nothing improved.

Isn’t it really a Memorial Day to Labor Day issue, most years?

No. The teens need somewhere to go year round. They’ve always hung out there but in recent years they’ve been going to the Chick-fil-a instead. That’s not open on Sunday though.

Once they cross over Michigan Avenue I think they can’t have the sirens on at all. Probably have to use them right around Chicago/Michigan to get through the intersection though.

I’ve never heard anyone else complain about it. Kind of like it’s just city living. But I guess if you were right on Chicago Avenue, it might be more noticeable.

I used to live a few blocks away on Dearborn and the fire trucks would come directly up Dearborn and it was LOUD.

  16. @KK That parking lot does not belong to the Lawson House. Lawson House provides zero parking for residents. That parking lot is for nearby businesses.

That parking lot still belongs to the YMCA of Greater Chicago, right?

It is certainly still listed as exempt from property tax.
