Tear down that wall! Would be a pretty nice 2 bed for dinks who sometimes work from home, if you opened up the 3d bed and created some real common area space. Then you could put in an actual island-sized island and really improve the usability of the kitchen, too.

From a square footage perspective, that might be true. However, the best light and views should be prioritized for the living space. Consider reorienting the primary bedroom area back into a living room, as it was originally designed. in the primary bath, swap the double sink for a single, and add a door to the middle bedroom. Additionally, reconfigure the kitchen to include a functional island and a dedicated dining area for a more cohesive layout.

Well, yes, relocating plumbing and moving multiple walls and putting in a true island would make for a better reno.
But is this really a $700k+ 2/2, even well reno’d?
I like Crilly Court on the outside.
I am not as much of a fan on the inside. I’ve been in a couple of units over the years although not recently in the last five years because I lost interest and the fundamental things were going to change

most of the units won’t have parking which limits upside value. Yes yes parking isn’t really needed in this location.
layouts can be weird – weird protrusions in main rooms which makes the outside walls from the street look interesting but makes for strange shapes on the inside. even to the point of triangular walls in the bathrooms.
the common stairwells areas feel like a lower grade almost to the point of small buildings rented to students in depaul or big ten graduates in lake view. like having carpet to muffle floor creaks or uneven floors.
so as Anon mentioned. once you have improved the inside unit then you are basically at the same price point as 40 w schiller and 40 w schiller has better layouts, nicer common areas and rental parking next door.
that all being said for sure there is a market for Crilly.
