2-Bedroom Duplex Down in a ComEd Station for $600,000: 1128 W. Ardmore in Edgewater

This 2-bedroom duplex down in the old ComEd station at 1128 W. Ardmore in Edgewater came on the market in October 2025.

Built in 1920, this ComEd station was converted into 16 condos in 2006. It has outdoor parking but no other amenities.

This unit is a first floor duplex down with soaring ceilings, exposed brick, oversized windows and original industrial details.

The main level has the living room, dining room, kitchen, office nook and half bath.

There are hardwood floors.

The kitchen has dark wood cabinets, an island with no seating, a peninsula with seating for three, stainless steel appliances and a subway tile backsplash.

The staircase to the lower level has the original substation railings.

The two bedrooms are in the lower level with two full spa-like bathrooms. The bedrooms have exposed brick walls and concreate ceilings which the listing says were once designed to support massive turbines.

This unit has a private backyard garden with room for grilling and multiple seating areas.

It also has European soundproof windows and updated mechanicals.

This unit has the features buyers look for including central air, washer/dryer in the unit and one off-street parking space which is included.

This building is just 2 blocks to the beach and near the Andersonville and Edgewater shops and restaurants. It’s also near several bus lines and red line stops.

Listed in October 2025 for $600,000, it remains at that price.

Will the sellers get their price?

Jennifer Romolo at @properties Christie’s has the listing. See the pictures, 3D Tour and video here.

  1. Like the upper level pretty well–dunno about laundry in the pantry when the berroms are all *down*stairs.

Lower level is pretty dire. What’s that door in the hallway lead to?

Why does the office have TWO active heat/cool/dehumid/air cleaners?? How bad is the air/hvac down there?

    Ask is bang on Feb-07 + CPI ($606) *and* Nov-20 + CPI ($590).

Need a $1000 credit to replace the medicine cabinet in the primary bath.

  2. It’s unique, I’ll give it that.

The train tracks are right outside the window, but I understand that they are quieter after the reconstruction.

Good point about the laundry, anon (tfo)

Do we really need to see their squatty potties in the “spa-like” bath?
