This 3-bedroom at 2919 N. Southport in Lakeview came on the market in November 2025.
I was actually taking the picture of the new building but managed to capture 2919 N. Southport, which is on the right of the new building, just behind the tree.
2919 N. Southport was built in 2000. It has 4 units and a garage.
There are no amenities and no elevator.
This unit has been “updated” and now has “effortless luxury.”
The kitchen has white cabinets and an island with gray cabinets, along with stainless steel appliances and the listing says a new dishwasher.
There’s a wood burning fireplace in the living room.
The primary suite is in the back of the unit and has a private outdoor deck as well as an en suite bathroom.
Both bathrooms have been “reimagined” with designer-inspired details and modern vanities.
Other updates are “enhanced” electrical, a new hot water tank (2024), and a new roof on the building, garage and over the deck.
The entire 1600 square foot home has been repainted.
This unit has the features buyers look for including central air, washer/dryer in the unit and garage parking.
It also has a extra storage.
The listing says this building is in the Burley School District. It’s also steps from St. Alphonsus School, restaurants, cafes, a bookstore and the other amenities of Central Lakeview.
Listed at $800,000, that’s $307,000 above the 2020 sales price of $493,000.
Other 3-bedrooms in the neighborhood are selling between $700,000 and $850,000. The new construction building next door has units at 1914 square feet listed at $999,000 up to $1.35 million.
There are just 163 properties on the market in Lakeview, a new low in 2025.

2002 price + CPI = $727k, plus scarcity premium, plus a little bit for upgrades (most updates here are more like replacement of obselete stuff)…ask seems decent.

The coats and junk in plain view made me giggle. Since folks buy this crap developers keep pooping it out. Don’t forget smooshing the dining table against one wall to give the illusion of space and only being able to access the rear balcony by walking through the primary bedroom. There is so much I dislike about this unit….primarily the lack of useful space / floorplan.

Even with the deck this isn’t 1600sf, closer to 1400. And if somehow it is 1600sf, you couldn’t design a worse use of space.
It’s like the developer/designer decided to shove 10lbs of shit in a 5lb bag + the developer special of deck access thru the MBR

I think they’re pricing based on what is going on in the new building directly next door. Three bedrooms are going for in the $900s. But those have all new finishes, obviously.

This is really the “old” floorplan, right? It was common in the new builds 25 years ago. It lasted, what, about 5 years? I feel like at the top of the bubble they were no longer building as many of these and were just leaving out the dining room space altogether for a big island.

I think that didn’t really happen until ~2015. Not that there were a ton of 3-/6-unit condo buildings going up between 07 and 15.

Yeah- I can’t remember when they stopped building this floor plan. But I think it was during the bust. Most new building halted from 2009-2012. I documented some of the “first new builds” here on the blog when they started building the 3-unit buildings again.
I will go look to see what those floor plans looked like. They started putting balconies in the front on the 6-unit buildings.
I covered these new construction buildings at Diversey and Southport in 2012. These were some of the “first” new construction buildings after the bust.
The layouts are interesting. Top floor unit has the rooftop deck now. Everything built after this time has rooftop decks.
The first and second floor DO have the back deck, but in the second floor unit you go through the kitchen to access it. They actually put the primary bedroom up front, overlooking the street.
Still have to fit in the dining room table though.

Do you think they should have re-done the kitchen with the same aesthetic JohnnyU? Buyers definitely want remodeled baths and this is a beautiful remodel. But the kitchen is still 25 years old even with the paint.
Also, are the Shaker cabinets now out? If you are remodeling, should you put in modern cabinets like the new construction does?
Because it’s on Southport the zoning allowed the developers to build without side setbacks, so you get some more square footage, but less windows.
RF shows closed today for $755k.
On 12-8 they delisted and relisted at $750; U/C on 12-12.
Decent price considering the market. Sellers’ updates paid off.
