Sometimes, you just don’t want to leave the suburbs behind.

This top-floor vintage unit at 10 E. Schiller in the Gold Coast advertises that you can have Lake Forest living in the heart of Chicago.

Is that an effective way to market these higher-end units? There is a lot of inventory in the higher end right now.

The property just had a $200,000 price reduction.

But it appears to have a lot of things buyers would be looking for in a vintage unit: deeded parking in the building, an elevator, central air and a terrace.

  2. What a perfect penthouse duplex in a lovely 20s building. Only problem with places like this is that not enough of them were built.

    If the assessment includes heat, it is not bad. This is, after all, 3000 sq ft.

    The price sounds right. This is an exceptional place in a prime location.

  5. I like the “Lake Forest” in the city comment. This could quite literally be sold to a current Lake Forest resident looking to move into the city now that the kids are all lawyers, doctors and such.

    As well, I’ve found with the Lake Forest couples… either the husband or the wife is hot for the city… while the other is not ready to give up the mansion on a few acres.

  6. Is that your experience, Eric? I call BS. I don’t believe you have sold any properties to “Lake Forest couples,” and certainly none that they gave up a “mansion on a few acres” to acquire. I don’t believe they are moving to Lincoln Square, North Center, Albany Park, or even Lake View. Be truthful, how many sales in Lincoln Park and the Near North nabes have you had in the last few years?

    It’s not the anonymity that’s a problem with the internet, it’s the credibility.

  9. Just curious, G – this place is in the leafy-est, most residential part of the Gold Coast, two blocks from both the lake and park. Why are you comparing it with Lincoln Square?

  10. CS–it’s b/c of what Mr. Rojas lists for sale. He appears (from his website) to mostly work in the ‘hoods G listed.

    I think it’s a sort of obnoxious question, but it was in response to the ridiculous “This could quite literally be sold to a current Lake Forest resident looking to move into the city” and “As well, I’ve found with the Lake Forest couples”, so it must be taken in that spirit.

  11. From the few photos, this looks like a great place. I’m all for open spaces (current place has a large terrace) but I’d rather live here than the penthouse listed on this blog a few days (week?) back that someone described as “looking like Queen Ann lived there”. Love that quote though.

    Out of my price range but it’s a good sized place in an expensive area.

    Nice helpful website. One suggestion. Could you change the colors to the hotlinks on the right from the reddish tan to something darker like black. They are difficult for those of us with old eyes to read.

  13. I just read these comments by G and anon calling me “BS” and “ridiculous” thanks to incoming links to my blog (thanks cribchatter). Anyway, if either of these guys/girls would like to make an appointment and come to my office, I’ll pull up my recorded sales for the last three years on the MLS and they can see for themselves where I’ve sold real estate. Some properties over $1M since that seems to be in question here.
    If because my blog mostly focuses on several north side neighborhoods (which is the point of the blog) means I have not made a sale outside of those neighborhoods… that’s ridiculous.

    Most of my listings have been on the North Side in Lakeview, Ravenswood and Lincoln Square. However, I have represented clients in transactions in many neighborhoods and listed and sold in South Loop. Additionally, I work with other top producing agents at open houses and as a co-listing agent where I meet all sorts of home buyers.

    I’ve been successful because I work so many open houses and and meet so many potential real estate consumers. Yes, I’ve met some from Lake Forrest. The reason I liked the title of this post concerning “Lake Forrest” was I had in fact been working with potential buyers from Lake Forrest where the husband wanted to move and the wife was not so sure.
    On a related note, I use to landscape in Lake Forrest in my late teens for a friend’s older brothers company. So, that’s about as close as I’ve been to living there. I also never claimed to make a sale to a Lake Forrest couple, unless you count the kid’s of Lake Forrest couples… which then, I have made a couple sales to them. The couples themselves have stayed in their homes for now.

    But what do facts matter when you can try and slam any Realtor and property owner who makes comment on a web site.

  14. Yeah G. How dare you question a Realtor’s (R) honesty. After all, they have a code of ethics they are beholden to. I mean, it’s not like, as a group, they were saying one thing during the boom years (“Hurry up before it’s to late!”) and another thing now (“Every market is different.”)

  15. No need to come to your office, I can assume the answer to my question is something like this:
    2 transactions in Lincoln Park in past 3 years.
    1 transaction in Near North in past 3 years.
    0 transactions in Loop in past 3 years.
    3 transactions in South Loop in past 3 years.

    Now, about that new claim that “Some properties over $1M since that seems to be in question here.” Are you certain that shouldn’t read “one over $1M, and two more over $600K?”

    Do facts matter?

    Here’s another question that many here might find interesting: Any stats on those you helped buy and sell the same place in the past 3 years? Did anyone net a profit?

    Sabrina…I don’t consider posting rational comments here bold. I certainly have an agenda to help people buy and sell real estate, should they need/want my help, and drive interested parties to my blog. And again, I thank you for the site.

    Additionally, not all real estate transactions are on the MLS G. You probably know that too. What you have is correct I think from the MLS and you could also post the rest of my transactions so it looks like I’m working. For a personal example niether my last personal home sale or purchase were on the MLS. I could have filled out a listing input for mine and had the developer of my home write one up for his sale to pad my “stats” I guess.
    Sorry the trip to the office won’t work out. Why waste more time on me? I’m also impressed you wait around to respond to comments from a Realtor who is BS so quickly… even though I responded to these comments three months or so after the fact. I’ll never look good in these little tat’s, but who cares?

    Anyway, I’m fortunate to have clients who have worked with me multiple times over the last three years. Some doing better than others when choosing to move.
