  4. Where and how often do they do the laundry?
    I’d rather have my own washer/dryer.
    But, if it were unlimited use of a nearby drycleaner for 2 years I’d be more interested.

    W/D are no longer allowed in the units. They once were and have since been restricted. Those who have them can keep them. The building has a nice laundry room though

    The green window frames are part of the building. I’m sure you could have them painted but it is green metal. I have something similar in my own place.

  18. Invesco building? Stay away. In the one I’m in now they cant even align the damn handles on the cabinets properly when rushing through their “upgrades”.

  19. Totally off topic but I thought you would be interested to know that I just got an invitation for a big party to celebrate the installation of the sales office for the Spire. Not sure why that’s worth celebrating but that would seem to indicate it’s going forward. However, they are charging $25 for tickets. Maybe that’s how they’re going to finance the construction.

  27. Just a reminder:

    Unless we’re talking about a “staged” unit or something like that- the paint colors or furniture is of NO CONCERN to the new buyer (who can easily change both things.)

    Of course- paint color etc. CAN impact how long a property stays on the market (of course.)

    But let’s keep the comments to the actual property itself instead of someone not liking a particular paint color or couch.

    This building is actually under priced for the area. Look at comps in 1122 N Clark (next door – units are a little larger but much more expensive). It is very well managed by Draper and Kramer. Additionally, (facing southeast) I believe this building has some of the best city skyline views in Chicago.

    Purchasing property is about the absolutes (i.e. the things you cannot change – location, space, and view). Take NYC as an example. The most expensive units in New York are the condos with the best view and/or location and definitely not the type of cabinets..

  30. With all of the difficulties, I just don’t understand why r.e. prices have not been coming down more. I have been looking for months for a 2 b.r. 2 bath north of the river, south of division, east of dearborn — and although I see regular $5k or $10k reductions as prices creep slowly down, when can we expect the 20% + that I need to be able to afford a place? The prices seem to be about where they were 2 years ago. I am looking for a quality building and location, $550k max, including parking. Am I dreaming?

    desteve: Have you looked at foreclosures in 33 W. Ontario? You can get a 2/2 with parking for about $350,000 (or less). There are several sizes of 2/2 in that building.

    Ditto with The Caravel. There have been foreclosures in there. Prices are clearly under $550k there.

    In brand new buildings- prices aren’t coming down – not yet. But it’s only a matter of time before foreclosures creep up in buildings like Avenue East- where sales have stalled and there are lots of flippers.

    You’re looking in one of the prime downtown areas. Prices aren’t dropping as quickly there- not yet.

  33. Worth mentioning that there is a complete FFC health club on the 6th floor of this building. Among other things it has a 75-foot lap pool. And the location is wonderful. Within two blocks you have two supermarkets, a CVS, four bus lines, the Red Line subway, the Division Street Farmers’ Market, and the Division and Rush Street bars and restaurants. You can walk to the Mag Mile, the Loop, and the zoo.
