New Mansion Reduced $925,000: 2223 N. Bissell in Lincoln Park
As we’ve been chattering about a lot lately, another new construction mansion is under stress, this time at 2223 N. Bissell in Lincoln Park.
A lis pendens was filed against the developer on Nov 6, 2008.
The listing states that the house isn’t completely finished so a buyer can either complete it themselves or work with the developer to pick out finishes.
Pam Reueve at Coldwell Banker has the listing. See the listing and pictures here.
2223 S. Bissell: 5 bedrooms, 5.5 baths, 6000 square feet, 3 car garage
- Originally listed for $3.075 million in September 2007
- Reduced numerous times
- Currently listed at $2.15 million
- Lis pendens filed in November 2008
- Taxes are “new”
Looks dark and gloomy in there.
Gee, might they have reduced the price by $925k b/c there’s $900k in work left unfinished? There’s no front door. There are only a few light fixtures. There’s almost certainly not a single kitchen or bath fixture in the place. It’s slightly more done than hi-rise “raw” space. Absurd.
in the spirit of blago’s indictment, cribchatter should highlight some of the home’s for sale in Rod’s neighborhood….2900 block of Sunnyside/west lincoln sq.
anon,
The ad says you will work with the developer to select final finishes, so its not raw space.
I want to be a tfo too!
oops anon your right, the price is for the space as is.
Sorry guys.
Where do i sign up?
Hope you can sleep to the sound of the el next to your bedroom.
a- for 2 mil on an unfinished house, i would expect nothing less than $100G in sound proofing. I’m sure the developer thought the same while they were building.
\end sarcasm
The property actually lies on the opposite side of the street from where Bissell backs up to the train.
Before people freak out and speculate regarding the two side-by-side center entrance six flats that are vacant – they have recently been purchased by a guy that will be putting both buildings into quality rental.

Is it really “4+ stories” as the listing says? And is it really 6000 sqft livable space (I definitely believe 6000 sqft as measured to inside of exterior walls–i.e., rsf for a commercial building–but …)? Is either of those “errors” sanctionable?
