  1. Well, it could be argued that when they advertise “Renaissance interior” as a selling point, it makes it fair game…

    Anyway, could be a cool place, but yes, paint colors and furniture would have to WAY changed. Not sure why they wouldn’t have photographed the hot tub, however.

  4. Nice unit, but between the infamously congested intersection, the surrounding vacant lots, and the Popeye’s across the street, this spot isn’t exactly pedestrian-friendly.

    You can walk to Whirlyball though.

  8. This is one of those units where the Realtor needs to have a heart to heart with the owners about their decorating. Most people aren’t going to get past the renaissance look. The need to hire a stager.

    The location doesn’t look all that appealing though which might be the bigger problem. However, not too many places you are going to get 3000 sqft.

    Also the room sizes listed add up to only 1744 sqft (excluding the 1500 sqft deck)… Where are the missing 1000+ sqft?

    I agree with you completely again! Two days in a row, my man. The location is a total nightmare.

    And, as with so many listings, it may technically be Bucktown, but it’s east of the Kennedy–it’s Elston corridor or no-man’s land or something. There’s a reason that nothing was built on that SW corner of Fullerton/Damen.

  13. Elston/Damen/Fullerton is the most congested intersection with one of the highest rate of accidents n the city
    Ugly, terrible location and over overpriced – three strikes and your out!
    Drop it another $150k qnd someone might consider it – but with that style the person is a Vampire of Goth

    Just east on fullerton a block or so there is a group of 4 small out of place houses I like to call hillbilly homes.

  16. Although I would not want to live there, I have to say–the decor ROCKS imho. The owner has a lot of confidence, great sense of humor, whimsical tastes. I think it totally works. Yes, like the House of Blues (it was my first thought, too, when I saw it)–but yes, in a good way.

CH to go further about that crappy area there is a lot of new constuction around there like these things….makes no sense- right next to some sort of warehouse across the street from an industrial buidling, behind a parking lot over looking elston??? it’s quite obvious they are running out of land – buy what’s left or be priced out forever!

  21. HD, those townhomes on lister have a nice view of the emissions testing place.

    There was a great block of hillbilly homes on wood just south of webster, but it looks like all but 1 was knocked down. A Harris bank is there now.

  26. I don’t understand why anyone who had the money to choose pretty much any location in Chicago would choose to live there. For that money, couldn’t one find a nice townhouse w/ about the same ballpark Sq. ft. in Lakeview or Roscoe Village a few blocks north? Or a whole house in Logan Square a few blocks west?

    Of course, there are always fools… that’s also right where the EcoLogic Lofts are being built!

  28. They should remove the hot tub (that isn’t pictured) and convert the space to a green house. IMO more marketing appeal for city gardeners then people who aren’t grossed out by used hot tubs.

  31. this one will be a tough sell for them. it is not what i would pick, but i definitely appreciate the uniqueness of the interior decorations – thank god for anything that isn’t cookie cutter standard condo! and the colors are very . . . regal. warm? that being said, at least 75% of buyers would not agree with me. and this is a rough market – that’s a hell of a loan/required downpayment, and the “average” person who wants to live in Bucktown with that price range is NOT going to pick an industrial-ish street in combination with that interior. i predict! 🙂 “we are looking for a very wealthy person who loves hotdogs, popeye’s, and playing tennis. bring your buyers!” tee hee. very interesting one! the listing realtor works for Mark Allen Realty – which is located in the bottom/storefront unit in the building, but the owner’s name, per the mls tax info, is not Mark Allen – or the realtor’s name. there is an expired listing from 2000 – offering the office/1st floor space for rent and stating that construction is still under way – and the mls indicates the age of the bldg is 6-10yrs, recent rehab. this is listed as an attached single, tho – not as a multi-unit building, so the builder must have sold that office space. the mls tax sheet also lists a loan of 600k in 1998 which does tend to suggest that the owner bought the land in or before 1998 – then built this building. agent remarks state: “Contractor’s private home with top notch quality throughout!”

  34. My lord somebody needs to show the owner a color wheel and explain the concept of complimentary colors. There’s so much going on that it makes my eyes hurt. And not in a cute, folk-art, HOB-kinda way either.

    Also, in a house of several thousand square feet, wouldn’t you want a bigger, nicer kitchen? Especially at this price point.

I am having a hard time with the decor and the location Every realtor/interior decorator I have ever met has always said not to get too creative with the decor unless you have the money to bring it back to conservative and neutral when you want to sell. I can just imagine grilling up smog burgers and CO2 hot dogs in the summer on that deck- aweful location, aweful, aweful. Other than that, if someone has the cash to give the place a modern facelift and expand the kitchen; it has a ton of potential.

    I agree. If this place were 5-8 blocks south, on Damen (or a side street–but then it would be different), it might be okay, if a little spendy (esp. if it’s not really close to 3000 sqft). And the … unique … interior would be the biggest issue. But then the “it’s just paint” response would have some value.

  42. The more specialized and arty your decor and customizations are, the smaller the odds are you are going to find a potential buyer who places the same premium on your taste and will get your money back.
