  1. Overall for the location, not all that bad! I am sure one could overlook no central AC, the moulding in the LR that goes all the way to the floor (should be as in the DR if you wanted it done correctly) and that era’s long hallway.
    I do appreciate the fact that for the final asking price they ‘threw in’ the parking space instead of listing it as an extra expense.

  2. did anyone else notice the “other room” dimensions in the listing…. 02X03. Since when did we start including the closet?!

    I think this is a great place. Good location too. If they want to move it though, they need to finish the kitchen reno. It is a bit tacky having SS appliances and a white range hood… Also, the florecent lights under the cabinets should be replaced with small halogen spots ($35 fix).

    The listing sez that’s the “foyer”. There’s a pic of the “foyer” and it’s at least 4×8 and looks to have a big closet, too. A kinda dumb screw-up on the listing.

  5. The thing everyone seems to forget is that Lincoln Park and Lakeview are “different” and they are not affected by the biggest housing bust ever…The seller will be lucky to get $340K for this place.

    I agree. But watch them pull some crap like listing at 340 but then having the parking seperate at 40k. And of course not be willing to sell the place independent of parking. That is the fantasy world these stuck flippers live in.

  7. i love vintages condos and really wanted to like this pace, but i couldn’t. i give the photographer credit for making the unit look roomy, but it is tiny, tiny, tiny. the stackable washer/dryer is in the hall closet and all bedroom closets were (expectedly) small. the kitchen felt cramped. there was no outdoor space (other than a small fire escape). the plaster was cracking and peeling. the unit is on the second floor and faces the courtyard into another condo — i saw it in the middle of the afternoon, and there was not very much light. sure why it’s going for as much as it is.

    This really looks more like your dreaded bredder yups, Bob, “needing” to move to the ‘burbs, or at least a bigger place. Stuck yes, but “flipper” only b/c they were shortsighted, not intentionally buying to sell.

  10. Yeah true they were just dumb. Not as scr_wed as a flipper as they can (and will) remain here, with their oversized mortgage and all. But definitely dumber than a flipper.

    Tough price to pay for bragging to friends in their age range that they “own”. LOL. They “own” alright… a giant mortgage.

  11. This is a beautiful block and the unit looks nice (from the pictures).
    From my experience, these days in E. Lakeview, vintage one bedrooms are going for less than 1k in rent, and two bedrooms are at the $1600 range. My building is nearby to this one, and has 25% of the units vacant. People are negotiating and definitely paying the price they want.

    I don’t understand why they think they can rent for $2300, let alone sell for 400k. Don’t they research the comps at all?
