1750 N. Clybourn is an 7-unit modern building designed by Ranquist Development in 2006 in Lincoln Park.

This 2-bedroom unit recently came on the market.

It has all the finishes you would find in most “modern” units including Sub-zero and Meile appliances. The listing says the kitchen has Arclinea cabinetry. The master bathroom is marble and limestone with Hansgrohe and a Zuma tub.

  3. Also, “close to parks”? It is right across the street from the playground/basketball court, but what else is remotely close? Playlot on Sheffield, maybe? Is there anything else w/in a mile?

    Assuming you are talking about parks only. There is a great little water park on Seminary. Took my niece there in the summer. Lots of kids.

    Yeah, parks only. Not disputing shopping or restaurants, even tho the restaurants in the immediate vicinty (ie, closer than Halsted) aren’t my thing.

    And I’d forgotten about that water park, altho I don’t really see this as an especially kid-friendly condo, so even if I had, I’d have largely dismissed it, too, like the playground across the street. When one says “parks, shopping, dining”, the parks should be aprks that appeal to your target buyer.

  6. Too small, love the look though (I bet it about 1350 sq ft). All the furniture would obviously go, though. And I think this is right next to an empty lot, never a good thing.

Nicely decorated and relatively unique compared to the crap box developer 2/2 new construction specials that have sprouted up like weeds all over chicago, but no way in hell I would pay that kind of money for such a small unit. I just don’t get it. I don’t care if it does come with a double skinny latte, black jetta, and the lincoln park address.

    Listed rooms total 862. What’s the rule for estiamting closets, baths, hallways? I’m pretty sure it isn’t “add 50%”, so I’d be shocked if this place is more than about 1250 sqft.

    I do appreciate the audacity of asking for 7.7%/year increase in a declining market for a place that was brand new when you bought it and now, not so much brand new.

  17. I like the decor. However, the price is very steep considering it’s busy location and small size. To each its own but if I am paying 0.5M in LP I would go for the Lehman court condos, right off Division.

  19. This is another Studio Dwell designed building that offers great finishes and something *unique* in contrast to many of the other condos on the market. I agree the asking is high, and I personally would never choose to live on the Clybourn Corridor, but this is a nice looking building with a great floor plan.   20. For 500k I’d rather live in that complex at Armitage & Hudson. But in LP these days you have a LOT of options at the 500k pricepoint.
    You can get 3/3s with a 2 car garage in LP now for 500k (MLS #: 07119432).

    So this sits I suppose unless they find a qualified buyer who happens to like this style.

  22. Whatever happened to location location location? It seems people still think you can charge top dollar for a small unit in a marginal location as long as you stuff it with Miele/Subzero/Hansgrohe etc.

    Maybe that worked 3 years ago. Now…not so much.

  23. Bob, you are reaching, there are no 3/3s w/2 car garage parking in LP (anything west of racine is not LP in my opinion, especially 1800 w diversey.) Find me a 3/3 w 2 car garage east of racine for $500k…any decent ones are $650k+

    Clybourn is a terrible place for residential development, way too loud, and terrible traffic, those streets don’t move during the holidays.

    Okay I stand corrected. It was a 3/2.5. Still yet, regardless of your definition of LP, its borders are North Ave on the south, Diversy on the N, the river on the west and the lake on the E. I agree not all parts of LP are created equal, however it is still LP.

    Pretty positive that the red line is underground right there but the brown/purple line is indeed very close, although its on a turn so you won’t get the insanely loud train noise, just the screeching.

  27. Hi – I actually live in the building. The noise is surprisingly ok. There is absolutely train noise from the elevated tracks, but otherwise we don’t have any other noticable noise. I’m used to living in a high rise off of Michigan Avenue where there was constant ambiant noise + sirens. This place is much quieter.

    Traffic on Clybourn is also surprisingly decent – but what is not great is the traffic on North to get to 90/95. And there are a lot of potholes in the area. That particular stretch of Clybourn does not have much traffic (in the sense of cars backed up sitting there, but obviously plenty of cars going up and down Clybourn) and during the evening there is ample metered street parking for guests. The area behind the building in the whole foods, best buy, sams is obviously car congested. But we have no issues getting in and out of the building quickly.

    The building is great for fans of modern and Ranquist/Studio Dwell properties.

    there are exactly FOUR condos in LP that are 3/3 under 500K. I wouldnt consider that ALOT of options.

  30. How come when I look on the MLS I see that this place sold for $700k in 7/24/2007? For fairly new construction I don’t think this place is very incorrectly priced. As someone looking for a place close to that neighborhood it caught my attention.

    I agree that the Clybourn location would be no fun to live in, but it’s def a cool building. Ranquist gets a premium for their developments cuz they are so cool.

  34. i live near those twin buildings on division, and whenever i run by, i see the soffits crumbling on them…do ranqists other buildings have similiar issues?

  35. I might be wrong, but I’ve walked by this building before and the retail spaces on the first floor are empty. They appear to be empty from the picture.

    Don’t know if the association owns the first floor, but there isn’t any rental income coming in. Even if there’s another entity that owns the first floor, it can’t be appealing to have empty storefronts.
