It has now been reduced by $95,100 and is listed $1,600 under the 2004 purchase price.

The 2-bedroom unit has vintage features, including a gas fireplace with the original mantle.

It also has a separate 11×8 dining room, central air, in-unit washer/dryer and a deeded parking space.

Will this unit finally find a buyer at this new price?

    I think it’s perfect distance from the el – probably can’t even hear the el. From the condo, walking down Armitage, you’d cross Seminary, then Kenmore and even then the el is on the other side of Sheffield. I lived at 1100 W. Wolfram and the el wasn’t an issue in the least.

    do the taxes seem high or am i just high?

    i does have central air and in unit W/D. (never again am i going to go to the laundromat)

    I live a couple of doors down from this building and never hear the el. (This place is just west of Seminary).

    One of my friends actually owns the top unit in this building, but their place looks much nicer than this and it came with the roof deck. Small bedrooms and one bath, but I think it’ll find a buyer at $310K because of the low assessments, in-unit, sep dining, and parking.

    Yuck, this building has front and back units – makes a small building feel even smaller. Besides, I wouldn’t want as neighbors anyone who thought buying a condo in the REAR of this building was a good idea…

    Hard to imagine a place nicer than this one…
    So that deck pictured is the over the garage deck I take it that is common to the building. Gross. I hate those alley decks – especially sharing them. Never learned how to do that 😉

    And an assessed value about 10% less than the 301 and 201 units. The ’02 units all have identical assessed values–this looks like a slam dunk for lack of uniformity, if someone just got the owner to file an appeal.

  17. I’ll add to the chorus stating this is nowhere near the L as far as audible issues are concerned. You’ve got Sheffield and Seminary between you and the tracks.
