Last June, it had been reduced a total of $80,000.

But it’s still on the market and has recently been reduced another $29,000.

has anyone seen this place? I am interested to know how it is broken up? is it 2 or 3 floors? I hate when town-homes only have 1 room to a floor, reminds me of a confusing MC Escher drawing
I think this place is headed back to around $450k. It simply has zero curb appeal in market full of much better homes architecturally.
The decor and style definitely appeal to me – especially the master bedroom, but I agree with Russ re: curb appeal. Taxes seem reasonable.

I have been in several of these townhomes and I believe they are all similar in layout. 2 stories with living room dining room kitchen and a half bath on the main floor, with 2 big or three small- medium sized bedrooms amd 2 baths upstairs. They have a very suburban feel to them (I say that without making any judgment as to whether that is a good thing or a bad thing).
Listing notes that it was a 3BR converted to 2.
Appears to list outdoor space as additional “rooms”. Additional room #1 = 25×20, “on main level” and Add’l room #2 = 20×20, “on main level”.
As many feel that including outdoor space in the SF is kosher, should they have listed this place as “2400 SF”?

They should’ve put the initial list at $2.04MM so it would be reduced a total of $1.5MM!

I have been to this place. It’s OK. They combined 2 Br to make one huge master Br. Kitchen and bathrooms (notice – no pictures of bathrooms) are useful but to my taste they would need update. Nice storage space. No basement. But this is not my favorite part of LP – too far to get to the park and zoo and lake, too close to North Ave, very suburban looking part of Larrabee.
There was another townhouse for sale next door to this one and actually I liked it more. No assessment is nice, but still overpriced IMHO.
What? No assessment? What is the condition of the unit? Roof, tuckpointing, windows, foundation.
Relisted on 9/18 for 520k. While that may seem like a deal at 129k off initial list, it still puts this place at $347/sf.
Its going to be fun continuing to watch the seller of this chase the market down.
