We last chattered about this 2-bedroom triplex at the Carl Street Studios complex at 155 W. Burton in Old Town in September 2007.

It never sold and was withdrawn from the market.

26 months later, the unit has now returned to the market and is listed for $100,000 less than in 2007.

Built in 1922 and with only 16 units, the Carl Street Studios has very unique units. This triplex has the original tile work, leaded glass and a new private rooftop deck.

It also has the modern amenities of central air and a washer/dryer in the unit. It doesn’t have deeded parking, however.

  1. I love this complex. This a really unique apartment.

    But the building is old and high-maintenance. Based on what other older apartments of like age and comparable amenity, I’d say $450K to $500K.

  2. I like some of the features of this place but that glass-tiled bathroom would drive me nuts. Showering in there would make me feel like the subject of a Van Gogh painting.

    Just curious as to where you get your information regarding parking. I have no reason to doubt your info, but the listing here says 1 space/garage. I know we’ve seen realtors get all kinds of creative with whether there’s parking – just wondering what is up here.
    These assessments are high! And the tile in the bathroom looks like someone made a haul from the Tile Discount Center discontinued pieces aisle…

    The aesthetics of this unit put the cookie-cutter garbage we see too often to shame. Wow. And that’s a good wow, except that I agree with others re: the tile in the bathrooms, although I would say the effect is more Joan Miró or Piet Mondrian than Van Gogh 🙂

    I am curious as to how much of the interior stays with the unit, and what kind of buyer this will attract. If parking were a given and the ask at least $50K lower, I’d be tempted! (What’s the scoop on the bldg maint? Roof? Tuckpointing? Plumbing?)

    Guess reality comprehension or accurate representation is not this agent’s forte.

    I really hope listings with garbage info like this one don’t result in a sale.

  9. That’s the original tile in the bathroom — personally, I think it’s stunning (and would hope that any buyer would leave it as is). This seems pretty reasonable to me for the architectural significance and the really tasteful upgrades in the kitchen. Yeah, no parking would suck, but man is that place cool.

  10. I actually think this is fairly priced….and I’m a completely disinterested party btw. I just think location plus the completely unique nature of the space justify a premium over comps based solely on sqft, age, etc.

  12. I live very close to here. 99% sure there is no parking for this building. Very common in this neighborhood.

    I love this building. There really is nothing else like it. Much of the work in this building, including the mural you can see on one of the walls in the living room, was done by Edgar Miller and other artists that worked with him. There are several buildings on Burton that have similar work. There was also a really neat old white house (that was once chocolate factory) that housed another Chicago artist right around the corner on LaSalle. Unfortunately that is now “Palais 1418.” Another developer with a special spot in hell. Compare:

    I’m not certain, but I think this unit, or one very similar to it, was listed in 2007 at $750k. I’m not sure this makes sense at $599k, but I’m certainly interested.

  14. It interesting what everyone on here chooses to gang up on vs. support. I’m surprised there isn’t an immediate discussion from 100 people about how this is on a very busy, highly traffic part of Webster. No, none of that? Place looks cool.

  15. We looked at this when it was listed before. Really imaginative space. In person the tiled bath is a little more appealing than in the pictures, but it’s still pretty wild.

    The stairways are a bit scary – really squeezed to fit in the space, leading to treads that are maybe half what code would require today. I thought going to the bathroom in the middle of the night would be an adventure.

    Made me think of the kind of all-a-piece built-ins Wright did at Fallingwater, though in a somewhat different aesthetic.

    This property may be a good bellweather for how far the market has fallen. Already below the 2005 price, how low will it go?

  18. I’d choose differently with my 600k or large monthly nut, but that’s just my opinion. I like some of the finishes, and hate others.

  21. Umm, so very cool. I wish I had not bought a place in 2007, I would make an offer on this one for sure.

    Some of the agents indicate that a place has parking even if it does not so it will not be excluded from searches…. Not right, but I understand.

  22. I have adored this unit for years… Does anyone know about the health of the building’s board/reserves? Anyone know anything about masonry/roof/boiler? (That deck has seen better days; I suspect the whole building is due for a new roof, in which case that deck is coming up.)

    Sorry, but what do you understand about misrepresentation? Whoever this realtor is and all of the other ones that do this should be ashamed of themselves. I’d be pissed off if I went to look at this place and then found out that you get to pay for parking a few blocks away because it’s a requirement of mine. I don’t understand.

    Isn’t that the whole point of a search? So that when you put in your criteria you only get back the relevant results? Someone should give this realtor a GD clue.

  25. Kenworthy: Deck is new –rebuilt this spring and reroofed at that time. The other roofs of the building were also recently redone during the past two or three years. Boiler is about three or four years old and was state of the art. (old boiler looked like it was built in the Soviet Union in about 1948). Renovations on masonary ongoing. Parking is a lie. Building has very interesting history. One of the most aesthetically interesting residences in the city. Some artwork in the units (ie., tire surrounds in the bathrooms, soaring stainglass windows, frescoes, etc.) are protected in perpetuity by covenant. Building featured in new book entitled “Edgar Miller and the Handmade Home.” Building and its artist-builders and residents have been the subject of numerous news and magazine articles from 1927 to the present.
