This 3-bedroom vintage single family home at 3623 N. Hermitage in the North Center neighborhood of Lakeview recently came on the market.

The good news is, all three bedrooms are on the second floor, it has 2.5 baths, central air and a 2 car garage.

The bad news is it’s only 1134 square feet. The listing calls it “a bit on the small side.”

It has 9-foot ceilings and front and back porches.  It also has a finished basement/family room.

The listing says that there is little mowing involved because the 2-car garage takes up most of the backyard.

  1. The miracles of a wide-angle lenses. You can’t tell that it’s only 1100 sq ft from the photos. Maybe you could wear wide angle glasses while living there.

    I’ve seen some recent TV coverage of tiny houses. It’s a new trend. Maybe this is a giant tiny house.

  6. This place is going to be a problem. No single person/married couple w/o kids that can drop 1/2 mil wants to live in a place this small. Those “bedrooms” upstairs which are 7 and 8 feet wide, not to mention the sloping ceiling, are INSANE. I think social services could take your kids if you put them in these rooms.

    Nice to see that they are appealing to the “porch critters” because the inside of this place = tragic. No clue how you can cram 3bed/2.5 bath into 1134 square feet. Yikes.

  9. anyone else think those photos are seizure inducing. Are night time photos ever acceptable? I have a hard time taking this listing seriously, the realtors has gone a bit to far and if anything is insulting to the property.

    Yes, it is.

    less than $450k. Which is what places like this were listing/selling for in 2000/01–we looked at a few. The biggest problem I had (most we looked at were a bit bigger than this one) was that the basements were usually no more than 70″ tall. I’m curious what the ceiling is like in the part of the basement that is finished.

  17. this place should have stayed a 2 bedroom 1.5 bath place, the remodel just made a nice quaint home cramped and small.

    this used to be a great sized starter frame home. and there is no need for the cramped remodel to be higher than 400k even for that location.

    I think most realtors would call this 2000+ sqft. Foot print of the building appears to be about 1000. Personally I think sqft on the MLS is completely worthless and a home shouldn’t be judged by it.

    The 1134 figure comes from cook county assessor, which also lists the basement as unfinished and is thus not included in the sq footage, while the listing states it is finished.

    So just another incompetent realtor…

    Also note the redfin listing doesn’t have the sq footage anymore and the spelling mistakes are corrected. Somebody may have read the criticism here…

    Perhaps the thing about social services coming to get your kids is an overstatement, but I can’t imagine these rooms will be very useful unless you have 2 babies or toddlers that never grow up.

    Please.* Only if you lock the kids in their rooms regularly. The problem is that the place is $500k+; parents with $150k+ incomes shouldn’t be stuffing their kids into garret rooms. If the house were ~$250k, the rooms would be acceptable, but then it wouldn’t be an issue, b/c someone would tear the place down.

    it depends on the roof structure and house (some roofs are part of the support and stupid permits may be involved).
    If your handy, or have a handy buddy that can help you, its dirt cheap for the materials. (the windows maybe the most expensive single purchase).
