19 Months Later and Bucktown Vintage Duplex Returns to the Market: 1713 W. North

We last chattered about this 2-bedroom duplex up vintage unit at 1713 W. North Avenue in Bucktown in June 2008.

Since then, it was withdrawn from the market and now has been re-listed. It has also been reduced nearly $20,000 from its 2008 list price.

The 2-bedroom unit is not a cookie cutter new construction unit. It has hardwood floors throughout and crown molding.

The master bedroom is upstairs and is illuminated with skylights.

It has central air, washer/dryer in the unit, a balcony and a deeded parking space.

The kitchen has stainless steel appliances, granite counter tops and 42 inch cabinets.

It’s also within a short stroll of the Blue line stop and all of the restaurants and shops of Bucktown.

Given the location and that it has deeded parking, two full baths and other condo amenities buyers look for, is this now priced to sell?

  1. I looked at this condo twice last year. It’s really charmning, but a very small living area. Good Bucktown location, but it is right on North Ave (busy) next to a gas station (your only view from the living room window).

    Great alternative to a one bedroom condo if the price comes down a little more.

    Living right on the main drag is preferable in some ways but I think most people would rather be on a side street

  5. Why is this location so fabulous?

    1) You’re right on North Avenue, enjoy the buses rumbling right outside your door

    2) You’re sandwiched between two awful busy intersections in chicago, Damen/North/Milwaukee, and Ashland/North

    3) You have to bus > train transfer or bus > bus transfer to get to the loop

    4) The El is kind of a hike in the wintertime. (North avenue is a WIND TUNNEL!)

    5) Your balcony overhangs an alley which has a view of a gross abandoned car repair shop

    The only good part of this location is being near I-94, if you drive. But its not like there’s a ton of useful amenities nearby unless you count the gas station and rim shop across the street. I’m sure that attracts a fun bunch…

  6. Alarm bells start to sound for me on any listing where the primary isn’t a pic of the exterior. Also lol @ that balcony.

    Really? Can’t walk the quarter mile to Damen to get on the blue line? Half a mile to the Clybourn Metra is kind of a hike but not too far.

  8. This is what happens when you are young and impatient and buy in 2004 during a real estate bubble with no little or money down. I think these people had a $1,000 or $2,000 down payment, it was a very nominal payment. Now they’re stuck.

    However, across town, it’s 2004 all over again. Under contract in about a week! One bathroom, a crappy attic and an unfinished basement! Buy now or be priced out forever!

I wish I had this place -but – it’s about $100k too rich for my blood because I need to spend $100k just to fix it up. yes it has a double lot, but, it’s small, it has ONE bath for three bedrooms, an unfinished basement and an attic that isn’t very useful except for storage. Yet it still went under contract in about a week. Just like 2004. Amazing. Truly amazing. The lack of inventory, low interest rates and BAM most SFH in the $300’s disappear in a few days in the irving park neighborhood. There’s a handful of buyers picking around teh market and there are even fewer properties for sale so that makes for a competitive market.

  13. its in the villa(not that much inventory) so you can add at least 50K. I’d say the lot should be at least 250K. plus 100K for the bldg. like i said not bad. I know you want an extraordinary deal but … this deserved to be bought.

  14. it’s actually positioned across an alley from an auto repair shop – not a gas station – and one can see the top of the auto repair shop roof and then across Paulina to Louie’s and blue sky etc from the windows . . . 🙂 it isn’t the most ideal view (as far as the auto repair roof), but the alternative along this stretch of North is probably a 4 story condo building wall . . . instead, with this one, you get a whole lotta sky and some great light . . . .
