  1. Great building in a top-notch location – under $600K, you could do a lot worse than this unit. This seems to be a price designed to generate attention, but I would be surprised if the bank would close at this price.

  2. What happened between 2000 and 2001 that enabled this thing to sell for $192k higher? Did they do work or just make a killing in 14 months?

  3. I’d guess a highly lucrative pre-con flip? This was a highly sought-after building when it went up – it generated substantial interest from people in nearby older buildings like the Hancock, 40 E Delaware, etc.

    Bet the 2000 closing was on an *early* pre-con contract. And $745 was prob consistent with the last few units sold near or after completion.

    I looked at 1bdrs in this building during the original sales process, don’t remember the timeframe exactly but not early. IIRC, the 1bdr were in the low $300K range, so $553K would make sense as an early price.

    The views are much worse now.

  14. Great building, but this unit’s views looking north are a parking garage… up higher looking north the views are great. The windows may not be full height, but units feel very open and light. The odd corner angle gives units a nice tension.

  15. This is a nice building and that price is a value. But most of the original kitchens have white applicances and a leopard skin looking granite — probably why it’s not shown in the pics. By the way, the Garage in this building has wide, well marked, well lit spaces and is so clean you almost want to live in it!

  16. used to be a johnny rockets here, now a penguine clothes store which is much less useful to tennants. though the tourists sometime line up to get in for some strange reason

  17. johnny rockets is disgusting, don’t know anyone who ever stepped foot in that establishment. but back to the point: unbelieveable price for this condo and location, all things considered (like neighboring hi-rises aka: elysian).
