I have to agree with Tom…. 17×15 living room/ dining room combo does not leave enough room for a dining table. Poorly designed use of 2000 sf.
I love the location–lived on this strip for a couple years and thought it was a great area (though admittedly living right on Southport was patience-trying during the baseball season). Agree with Tom–no dining room, and to call the wall next to the stairs a “dining area” is a farce.
you could use the living room as a dinning room/entertaining space and family room for TV (which they have done). It would be nice if that room was bigger, but 3 bedrooms, all of that outdoor space and parking in this location seems like it will sell.
You guys are out of your minds. The pricing on this unit should be called ‘the ponzi scheme continues’. You can’t raise a family in this unit – the current owners have at least one crib and they’re getting the heck out of dodge. They’re not hanging around to raise the family. And trying to make a profit too. $525k is a lot of money.
Who are they going to sell this to for more than they paid in 2003?

This LR/DR/Kitchen combo is smaller than most of the duplex uppers I’ve looked at. Gahhhh….. I just don’t get it.

Employment means more than an hour drive to north chicago, or, if the employee works out of the des plaines molecular biology location, a good 40 or 45 minute commute on the outbound kennedy 5 days a week. No wonder they want to move.

When Blaine goes to 35 to 40 a class next fall, they will be chuckling up in Lake County where schools receive less than 10 percent funding from state and federal sources and where parents could easily fund raise the difference.

love having a real dining room. we eat dinner in there about 1/2 the time- no kids yet but it my goal to always eat dinner in there once there around.
The dinning room also make a great ad-hoc den/office once you add a laptop. Lot of room to spread out documents/book. I always though big dinnning rooms were a waste until I actually had one/

This will sell near ask. Great location and plenty of space. Southport wasnt nearly as popular in 2001 as it is now so there is some appreciation for getting in early.
This may have sold near ask a few months ago but again, call this “The Ponzi Scheme Continues”. The typical pattern of buy expensive condo in the city, have baby, sell condo for $profit$ and move to suburbs is slowly dying. $525,000 is a lot of money – especially now that e-z 100% financing is gone
SoPo was just as popular in 2001 as it is today. I know of people buying million dollar homes in the area in the late 90’s. I’d like to see this sell just above the 2001 price.

Looks like a bit over 1800 to me–it’s 17′ wide and not quite 90′ long + the 17×16 room which totals 1802. Plus some 2d level hallway space, probably. Can’t believe its anything over 1900.
HD: What would you have said about the 2001 price in 2001? Funny money? Priced too high? No one makes enough to afford it? $430k is a lot of money. Hell, that was a jumbo mortgage then. No 100% financing then and it wouldn’t have qualified for FHA.
What do you consider a fair price for a 1800-2000sq condo with higher end finishes and a private roof deck in a walking neighborhood?

We have an eat in kitchen at the house and that where we eat daily, and the formal dining room is just that, formal/holiday/party type of thing. Wife would stab me if i tried to set up a mini office or even moved the center piece. I once set my beer on the dining room table and forgot about. after work i came home to an ear full the next day.
at the apartment, with the lack of space the dining room table is our main eating spot and sometimes work spot (as long as when i am done i pick up all my stuff).
BTW you can tell who runs the family 🙂 i am just along for the ride 🙂

So yes, there was a bit of funny money floating around in 2001 too. I’ve said for a while that it’s all heading back, way back, father than most people want to believe. However, even if this eventually sells at the 2001 price, that’s still a lot of money. This is a nice area and has been for years. It deserves a premium and like you said above $429,000 is a lot of money, that sounds about right for me.
$525K is way too much to pay for something built in 2001 with cinder blocks lining at least some of the major building walls. I know we’ve discussed this at length (e.g., whether regular sealing is a good fix), but the building standards of the recent era (and their enablers) piss me off. Woe to the guys who were doing the right thing then (although a good inspector should be able to tell you which places those are.) Great location, though, so if the building does have serious trouble, you’ll have something to do while you wait for your contractor 🙂

This is the best add on. The PIN is (usually) in the RedFin listing and right click on it and choose recorders office. There’s a million disclaimers as to how to read ccrd.info, which is really just a very basic title search i.e. wrong PINs, misrecorded docs, released mortgages, but if you know what you’re looking for you can usually find it. This was an easy one but my dates and Sabrina’s for the 2001 sale are a few months off.

2000 sqft is plenty, however, *this* particular 2000 sqft is not configured well for family living. I have a few friends who bought places like this: gigantic master bath suites, large auxiliary bedrooms, rather large kitchens, and then the living/dining area crammed into whatever’s left. You even see this in high end luxury homes.
However as was pointed out above, the space adjacent to the kitchen could be a dining area rather than a LR/DR and the family room would suffice for the TV, etc.

Unless you entertain a lot, or you have space to spare, having a formal dining room seems to me a big commitment of space with little return. We’re not very formal people anyway.
Our current place is ridiculously open, but assuming we ever buy a place, I’d always envisioned working out something in between where the dining room could be useful every day but still be (fairly easily) fancied up for company.

its is a space waster but as much as i complain about the “show room” i do love it, love to entertain in it, and its nice to look at when i come home from work.
one thing that is growing on me and i am sad to say is the open kitchen fad thing. At the apt its open to the dining room/living room area.
being able to cook and watch little grove from getting into trouble has been an eye opener for me. I may start liking this idea 🙂
I have an offer on a place with a really nice formal dining room with a curved beamed ceiling, china cabinet and the whole nine. It’s nice to look at and I’m sure I’ll find uses for it, but I’d almost prefer more living area instead. Only time will tell.

So you believe this will sell for $470K or less? I highly doubt that. Regardless of what you think real estate “should” be worth, this will sell for over $470K. I also agree that Southport is more popular now than it was in 2001 or 2003, even if it’s not necessarily any nicer.

Question, thanks! Pretty exciting. Slated to close the beginning of July. No, it’s not near the Ravenswood stop – actually near the lake off Addison. Transportation will be a bit more of a pain than Ravenswood, but the increased walkability and general appeal (to me) of the East Lakeview area trumps a bit more of a commute. It’s a great place and (given the parlance of our times) a good price, I just hope I’m making the right decision. Only time will tell.

As much as I rag on Naperville, there are plenty of worse places to live. It was more the commute and the whole living with my parents thing that sucked the life out of me. But, it was a means to an end, and I’m much better off for having done so.

I don’t actually own any china, nor do I plan on acquiring any. Luckily, it’s pretty deep and has movable shelves, so I’m just going to use it to store booze. Classy.
Do you know how many sets of china I’ve given away or sold (including the stuff from my wedding)? My mom is giving me another one this weekend. She can’t bare to see her aunt’s (crappy) china go to Goodwill. I would love built-in china cabinets – for wine glasses.
