Vintage Exterior But Modern Interior Returns to the Market: 1722 W. Wellington in Lakeview

We’ve chattered several times about this 2-bedroom vintage home at 1722 W. Wellington in Lakeview.

The house has been on and off the market since it was first listed in April 2009.

If you recall, it has an 1880 vintage facade but inside it has been updated with a contemporary interior including timber beamed ceilings and slate floors in both bathrooms.

It also has an updated kitchen with stainless steel appliances and calacatta marble counter tops on an oversized kitchen island.

But the biggest change in the listing in the last year would be that the spiral staircase appears to have been replaced with a conventional staircase.

The house has all the bells and whistles buyers look for including a 2-car garage and central air.

It has now been reduced $100,000 from the 2009 list price.

Is this home now priced to sell?

Last year, some of you were guessing it would ultimately sell for around $525,000.

  1. I have a funny feeling that the upstairs back exit is not up to code…..

    Decent place – looks nice on the outside – although $624 for only 2 bedrooms seems crazy!

    Although I will admit the square footage seems pretty large for only a 2 bedroom.

  4. This house seems really functional. I like it. Its still a little pricey, but $550K would probably get this one sold.

    I wonder if you would hit your head on the beam when walking up and down those stairs…

  5. Don’t mean to bring up a boundary line debate but is this really Lakeview? It’s west of Ashland. If this was north of Belmont, it would be Roscoe Village.

    Officially (ie, City Community Area boundaries) the west edge of Lakeview (or, Lake View, if you’re so inclined) is Ravenswood (ie, the tracks) from Diversey all the way to Montrose (no, not IPR. check it yourself if you don’t believe me– http://egov.cityofchicago.org/webportal/COCWebPortal/COC_ATTACH/Community_Areas_LAKE_VIEW.pdf ).

  7. this has always been considered Lake View, I’ve literally never heard it referenced as anything else (and THAT is a rarity).

  8. I don’t disagree with anyone about the boundaries but I find it comical that I have a friend who lives half a block south and a block west and it’s 60614 and considered LP.

  9. I’d have to assume that a similarly sized/appointed condo in this area (depending on other factors, naturally) would probably sell in the $500k range. Is it worth the ~$100k for a SFH? I say yes (the general folly of buying $600k+ places with only 2br’s notwithstanding).

    You have to be south of Diversey to be in 60614, which is the LP community area.

    Not that it means anything, but I was curious and plugged some addresses into Google Maps, and the addresses on the North side show up as 60657 and the South side show up as 60614.

    Checking the USPS zip finder, even and odd numbers are both ’14 until Damen, when they switch to ’47.

    Aha, I finally figured this out, and — wow — that’s quite an exit. A slide, anyone? Probably closer to code than the current set-up.

    I recall the spiral staircase, and, at least for me, the conventional staircase and lowered asking price make a huge difference. This one is almost a go!

    This house is a tough sell with only 2 bedrooms at this price point. Also, those beams are not universally appealing. Also, Sabrina, where did you get the sq footage from? It’s not in any of the listings. It seems suspect given the exterior photos of the place and the size of the back yard.

    The Master is 17×20 and the 2d is 19×14, but there’s only one dormer on the old part of the house. Another dormer and that open office space at the top of the stairs is a decent (but much smaller) bedroom.

    I hate that location of bathrooms is not a standard info field.

    no, they don’t, and furthermore, never did.

    Lathrop is the housing project that is west of Damen, not a neighborhood – nobody would ever lump their house in with a CHA project?

    This quadrant of the City was a stone-cold blue collar factory neighborhood – the Fortress of Suburbia monstrosities were factories, and whatever the new cul de sac’d area is was a monster-sized factory. Smaller factories are still all over the neighborhood, converted into living spaces or work spaces like Kartemquin Films just west of here.

    Even our made up ‘hoods should have well-defined boundaries. Maybe East North CostCo, but I don’t think that’s any more real than West Bucktown.

  25. I think the interior of this house is great. The furnishings (yes I know we should not comment) and decor are well done. I like the new stairway.

  26. Yeah for my money I’d buy that place at 1223 W Barry listed for 515k. Its a 3/2 with a yard and a two-car garage for 515k with a rooftop deck and it looks about twice the size of this place.

    I wonder what the owner of this place is thinking with competition like that. My guess is they either can’t sell for 515k or they believe this property is the apple of their eye and somehow special and really worth near 625k because in 2006 their property tax bill and comps might’ve supported that.

    My guess is this is a 475k property at best. More likely 450k.

    The house on Barry is so crappy it’s also offered as vacant land.

    The subject property may be a little to ‘specific’ for some, but it was rehabbed with some style and feeling for the space.

    Gary- it was on the old post so I’m assuming it was in one of the old listings someplace. You’re right- it’s not on the new listings. I should remove it since we don’t know what is what with it.

  29. Some Realtors must be so busy these days that they just simply don’t have time to input the square footage numbers. Or maybe it’s just that the commissions are so low. With a paltry commission of only $18,720 who couldn’t understand why the Realtor couldn’t be bothered.

    Its either that… or the square footage is woefully small, resulting in an astronomical PPSF, leading them to attempt to sell this as qualitative and N/A.

    Little cottage for 625k…epic fail.

    I have asked several of my realtor friends about this issue – most of them say that it is a way to protect them from future lawsuits. People can be extremely petty and may come back to sue you for misrepresentation, etc. They will claim that their offer was based on a certain “per square foot price” and should be adjusted accordingly. Maybe the Board of Realtors should adopt a policy for listing a square foot range within a 10% range (ie 1500-1650 square feet).
