We last chattered about this vintage Victorian Gold Coast mansion at 1432 N. State Parkway in October 2008.

Built in 1883, it is on a 50×132 lot with a side drive and a coach house- which has 3 bedrooms and 1 bath.

The house has 7600 square feet and the coach house another 2000 square feet for 9600 square feet total.

Most of its vintage character has been preserved including the wood moldings, paneling and 3 fireplaces.

The listing says it has an updated kitchen and baths.

The house has also been reduced by $1.35 million.

  1. This, and the earlier Gold Coast place on Banks, has me thinking about Clio’s comments that one were buying in this market they would better served buying in an “established” neighborhood like GC or LP.

    Would be interesting to see data on respective price drops in GC/LP and less “established” neighborhoods like Andersonville and Lakewood Balmoral. From the data I was finding yesterday it looks like Andersonville is around 10% off peak. I suspect that is better than the neighborhoods people traditionally think of as being established.

  7. I misread the post (mainly from reading too fast) and for some reason thought this was listed for $1.35MM, not reduced by that amount. I was quite excited. Doh.

    Think how many showings they could have paid E-Man to work with that $1.35m they wasted on a silly price drop. They need to get Jennifer Ames on this for some real marketing!

  9. Why the hell would the owners agree to an open house?!! It is obvious that the buyer is not going to come strolling in this Sunday and make a serious offer. Open houses, as we all know, are ways for realtors to make connections. The owners should realize this. Actually, in high end real estate like this, several owners require proof of income/funds before even showing the house. I know that my neighbors adhere to this practice (of course, their houses are still on the market – but at least they don’t have curious georges running about every sunday)…..

    I have a friend that is American but grew up in the Phillipines. The only American station where he grew up played Different Strokes but not Webster. I once made a joke about Webster in front of him. He didn’t know what I was talking about so I tried to explain the plot. Then I had to explain to him that, yes, in the mid-1980’s two of the most popular shows on tv had the same plot involving a wealthy white family raising a wise-cracking black child. And that in both shows the child was actually played by an adult with a growth deficiency.

    Coleman didn’t grow b/c of kidney disease/traetment for it (unclear on which).

    E-Man is a “classic” “midget”–just never grew, without any apparent medical condition.

    It is funny how much this place draws out the distinction between the income rich and the truly wealthy. Someone making 250k would qualify to pay the taxes on this place ($4,200 month!!!) but that’s about it.
