A 2-Bedroom Vintage Victorian House Reduced $50K in Lakeview: 1167 W. Eddy

This yellow Victorian house at 1167 W. Eddy in Lakeview has been on the market since August 2010.

1167-w-eddy-approved.jpg

It has been reduced $50,000 since then.

Built in 1893 on a standard 25×125 lot, the house has all the bells and whistles buyers look for including central air and a 2-car garage.

The house has retained some of its vintage features including hardwood floors and brass detailed pocket doors.

There are also 8 skylights and an unfinished basement with 8 foot ceilings.

While there are only 2 bedrooms, both of which are on the second floor, there is also a 14×10 office, also on the second floor.

The listing says the house is being sold “as-is”.

The kitchen has all white cabinets, counter tops and appliances.

For those of you unfamiliar with this block, the picture below is what is directly across from the house.

Located just a block from Wrigley Field, is this an attractive townhouse or duplex condo alternative at this price point?

  2. They never even got around to finishing the basement on this place during the entirety of its 117yr old history and they think some schmoe is going to drop 675k on this?

    Hahahahaha.

This owner cares as much about selling the property as they do about finishing that basement.

  3. What a depressing view across the street. The backyard, on the other hand, seems well-equipped to raise chickens. That barn is lovely. Posts like this ease the tension I have about buying the place that I really want for a little more $ and a lot more space.

  4. I think the house and location is ok for the price – however, i don’t think many would be able to get over that horrible horrible view of the parking structure across the street. I know that I would be really depressed.

  5. off topic…sorry to hijack but i really would like people’s two cents here:

i park indoors…deeded parking. just got a new car that i love after spending multiple years without one.

I know without a shadow of a doubt my next-door parking space neighbor gave me a nice door ding the other day.

my initial reaction was that i wanted to take a bat to this guy’s car but i had somewhere to go and didn’t have time to even leave a note.

i understand these things can happen but it is beyond annoying for it to happen in your secure parking spot and not at Target, etc.

    note:

i go out of my way to make sure i’m parked well inside my area. my car is a decent sized SUV and of course the neighbor wedged a large Chrysler 300 in (was a rental too which explains their obvious lack of concern) — but there was room to open the door and exit the effing car. and if they simply took an ounce of care when opening their door this wouldn’t have happened.

after cooling off a bit i haven’t said anything. i’m leaning towards just letting it slide as i don’t want to cause a lasing feud over one door ding. But i’m still really ticked off about it…and if it happens again well i will quickly let them know my rage.

any thoughts here though? should i say something now as its inevitable i get a second ding?

  9. old hickory,

i would let it go. These things are going to happen – you just can’t help it. I do know how you feel – sometimes, I will spill something in my new car just to “get it out of the way”. Then you don’t feel so bad.

A valet parker scratched the rims on my lambo front wheel – I was mildly irritated at first – but then I realized that it is just a car – it is GOING to get damaged. No big deal…

  10. G: yes, yes he would.

Clio: i hear you on “getting it out of the way” but even so. and nice mention of the Lambo. although i can’t believe one would valet a Lamborghini.

  12. great methuselah’s beard on that view.

could they at least drop some trees in front to block it? house itself seems nice enough.

  13. Can we retire the phrase “has all the bells and whistles…” on this blog?

  14. “Can we retire the phrase “has all the bells and whistles…” on this blog?”

I would favor a more moderate restriction– i.e., the place is ineligible for “bells and whistles” treatment if the kitchen hasn’t been rehabbed in the past 20 years, and neither bathroom is worth a photo.

That basement has man cave potential if it really has 8” ceilings, though. . . almost 50% above grade. . .

I see a nice 2/2 McCrapbox duplex just down the street sold for $520k recently, so the view can’t be bothering people that much.

  15. Old Hickory,

I recently purchased a new Mercedes and had the same f-ing thing happen to me. My parking neighbor is a good guy, president of my association, and we’re always cordial to one another… I think he would have at least mentioned to me “hey bud, sorry to ding your new ride”. But I got nothing, which leads me to believe his wife must have been the culprit.

Anyway, luckily for me the dealership fixes dings for free for like the first 90 days of ownership or something, so I got it fixed for free. I never mentioned anything to my neighbors, but if it happens again, especially after the door ding policy is up, I’m going to have some words.

I think if you were to mention it to them they’d probably be receptive, and might be a little more careful.

….or they would think you are a mean and petty person.

my city place doesn’t allow self parking – it is 100% valet.

“Hey dude, please be careful with the car doors? I caught a ding from someone using your spot, and I’m trying to keep the car nice.”

    That’s “mean and petty”? Really?

A door ding on a regular SUV vs. a scratched rim on a Lambo are two different levels of offensiveness, to me, anyway.

Door dings are part of owning a car. Its going to happen.

However a Lambo is not a normal car its not really designed to be driven much–its more of a showpiece. I would be exceptionally p_ssed if that happened to my supercar!

  20. Interesting property. The Assessor’s office says this one has 1590 sqft, so at the current price that would be $393/sqft. Is that competitive with other properties in that area. Would this be comparable to 1232 W Melrose,
    (http://www.redfin.com/IL/Chicago/1232-W-Melrose-St-60657/home/13381521)?
Thats a 2/2, not as attractive, but suffers the same problem of an eyesore across the street. Bit smaller at 1470 sqft but priced at S499,000 that is 339 sqft. Interested what you guys think.

  22. ” I would be exceptionally p_ssed if that happened to my supercar!”

You would be shocked how easy it is to ding the rims on cars with super low-profile tires.

Having done it to a Ferrari before, I can only say that one adapts Clio’s outlook on this type of things pretty quickly, if one wants to be a happy owner of a high-end car.

  23. BTW nice view over the garage of this mornings listing of 1131 W. Addison. At least if you do buy this S***y house perhaps you can get invited to the awesome rooftop parties on that Addison St. Condo.

  24. old hickory, you brought a car into the city and parked it in a shared space and now you are surprised? Next new car take a small pebble and give it a nice throw against a discreet spot so the first ding is yours and not your asshat neighbor’s. somehow it’s psychologically better that way, at least it is for me…

  25. my 911 (1982 don’t get excited) gets rims banged up real nice on curbs used to make me sad then I hit a guardrail at Road America…

  26. I would be super annoyed with a door ding. Be careful for goodness sake. If it was me, I would by a sheet if wood at home depot and install it on my side of the line between the 2 parking spots. That would get the message across!

  27. Get a tennis ball and hang it from the ceiling of the garage so it comes down right about where your door would get dinged from the next car over…might not stop it, but at least the owner of the car next spot over would see you’re so anal about door dings that they might be more careful in the future.

  28. Yea, those dings are annoying on a car. Whenever I park somewhere, I scout it out and don’t park if there is a possibility of someone opening a door, ie parallel parking, since my car does not have door guards. I’ve rejected apartments that have parking spaces that do not offer protection, and valets, forget it, I’ll park down the street. If you do get a ding, it is possible to fix without affecting the paint, etc.

  29. roscoe, i’m not really surprised. just annoyed.

comes down to simply respect for others. even at Target, etc. i go out of my way to open my door carefully so i don’t put a dent into someone’s car that i’ll never see again and most likely would never know.

one would think that a neighbor would be a bit more considerate.

however, i try not to be a hypocrite. i’ve accidentally dinged a car or two before. i’d imagine everyone has.

so i’m chalking this one up to human error….for now.

    thanks for the thoughts, everyone.
