I dont know that much about the neighborhood though. Is it up and coming?Ii know its the new place for younger couples to buy bc of pricing.
But really this is a GREAT price.
This will never close at 99k. This is a classic short-sale bait and switch tactic by a seller who doesn’t know WTF they are doing. The bank will reject this and the seller just wasted everyone’s time.
I’ve seen this before. It’s just a ploy to drum up interest, but there is no way it will sell at this price. This will be foreclosed before it sells.

On the ground floor, that close to the street, it’s “cave” or “display case”. b/t the two, I’d choose cave.
I see how this could work as a live/work space for a creative-industry professional. No in-unit laundry sort of sucks, but you could probably chop some of the space out of one of those bedrooms to build out a big laundry room.
It’s right on the bleeding edge of the Fulton Industrial Corridor. Ugly area with not a whole lot to recommend it unless one is interested in the amenities that Grand and Western offers.

There is not a window in the large bedroom and the high windows on the first floor create a very enclosed feeling.
how long does it take and what kind of annoying things occur when trying to close on shortsales, preforclosures, and forclosures such as this place?
banks draggin their feet, after 6 months of waiting for an answer getting rejected… hard to get financing, etc.

You are also not to far from Damen & Chicago which has a good deal to recommend plus a number of new destinations going in.
Grand bus is not too bad depending on where you work. I will give you that it does feel industrial and empty at this exact spot. I’d rather live on Chicago than Grand but would avoid living on both. I like the area here between Chicago & Grand. I’d love living in the neighborhood between them.
I live close by and i love it. It is what I refer to as the warehouse district with salvage one and other such artist/warehouse buildings around. i think it is the perfect space for the area. Meaning- it will attract the kind of person that would enjoy this area. i agree it could use some more windows though. i actually like the bathroom..
CK and funstuff: stop being so positive! Don’t you know that the sky is falling, nowhere is worth living (let alone buying), Chicago is sure to return to being Beruit on the Lake, now is the time to chortle on the sidelines as you await your eventual purchase of a single family home a mere 30 minutes northwest of the Loop, etc., yada yada yada, blah blah, etc.
While I do love the area bound by Western-Damen and Grand-Chicago, this is the South part on Grand that loses the neighborhood feel. It is more industrial and not a lot of foot traffic on the weekends. If you are a hermit, but still want to be able to walk to the Dominicks on Chicago ave and maybe a hipster bar or two it is great.

Being right on Grand isn’t optimal, but what do you want for $99M?

I guess it is just what you prefer…i love the Industrial area. and No- I am not a hermit. I have lots of friends that work at Goose Island, intelligentsia or rent work spaces in the warehouses so I suppose I don’t see it as so isolated. There are lots of nice little restaurants popping up etc. right there along grand. And I think someone that would be in to this loft would be open to that sort of area. Plus this is right in the middle of all of the furniture stores…
and to add to funstuff’s post, things are marching down Damen to Grand and I see it being more and more vibrant down the road. Of course I would never buy anything that tried to price that in.

I went to that street festival thinking there would be neat things there… There were about 15 people there.

I worked in the corridor for almost ten years, up until 2005. Never found it attractive in all of the time I spent there.
However, the hookers who brought their johns by our business were quite the source of amusement.
In sum, to quote a famous theatre critic of the past:

And it’s extremely easy to get downtown via car or bus, straight down Grand. I take Grand East from around Western every morning through the Loop to Lakeshore North, and it flows very well.
