A 2/2 Duplex Up with Garage Parking in Wrigleyville for $525,000: 3516 N. Sheffield
This 2-bedroom duplex up penthouse at 3516 N. Sheffield in the Wrigleyville neighborhood of Lakeview came on the market in January 2024.
I don’t know when this building was built, it looks like a former church, but it was converted into condos in 1997. It has 12 units and heated garage parking.
This unit has windows on both sides and hardwood floors throughout.
The main level has the living room, a dining room, a west facing balcony and the kitchen.
The listing says the kitchen is “new” in 2021 with white Shaker cabinets, quartz countertops, tiled backsplash, stainless steel appliances (with a new fridge in 2021), a built-in wine fridge, and a peninsula with seating.
The kitchen also has an east facing window.
The dining room has 2 deep window seats.
Both bedrooms are on the second floor along with two full bathrooms.
The primary bedroom has decorative windows (church windows?) and an en suite bath.
The second bedroom, which is currently being used as the primary, has a large closet and a “recently renovated” bathroom with a double vanity and a large soaking tub.
This unit has the features that buyers look for including central air, washer/dryer in the unit and one heated garage parking space is included.
This building is in the heart of Wrigleyville, near Wrigley Field, the Alamo Drafthouse movie theater, and the shops and restaurants of the neighborhood. It’s also near several bus lines and the Red line stop at Addison.
Listed at $525,000, that is $100,000 more than the 2021 purchase price of $425,000.
With inventory at record lows, will they get their asking price?
Stephanie Cutter at Coldwell Banker has the listing. See the pictures and floor plan here.

Seems like a pretty big stretch
Living that close to Wrigley is not a net positive
Personally, I would like to see more wedding pictures in the listing. (Um, the size of the wedding party in photo 5…)
I don’t understand the “deep window seats” in the dining room. Do you lean up against the window then? Makes no sense.
Not bad. Bedroom windows are cool.
“Terrific location, enjoy living close to Clark Street, Halsted Street, Wrigley Field the Red Line, Du Sable Lake Shore Dr, running path and endless dining, shopping and nightlife options!”
That the broker would be so lazy to compose, and that these (unmistakably married) sellers would be so negligent to approve, a listing description that would merely allude to the endless local dining options rather than specifying that there’s a SBX right around the corner on Addison, should shake us all to our core. If there’s no bidding war they’ll have only themselves to blame.

There are so many great restaurants, coffee shops, entertainment within 1 to 2 blocks of this building that they’d have to list them all, wouldn’t they? Maybe they didn’t want to list them all.
I’m not familiar with that Starbucks. Should have listed that Gallagher Way with the summer yoga is nearby. And there’s a huge gym with a rock climbing wall too. Also that the Sunnyside is just minutes away. Lol.
My gosh. This location is fantastic for those who don’t like quiet.
“Living that close to Wrigley is not a net positive”
Why not? They built apartments directly across the street from it that are fully leased.
There is a group of people that would love the energy of living right near the stadium and all that that entails. You would, of course, have to have the schedule of games and concerts handy nearly daily so you know how to time the traffic etc.

Kitchen redone = massive improvement, even if you don’t like their choices.
All else appears the same.
“a SBX right around the corner on Addison”
Is pick up only, so does that really count?
ONe of the worst looking church conversions around, the former Church of Christ Presbyterian. From a 1998 Trib article:
“However, at the Wrigleyville project…, the decision to preserve the brick facade of the former church was not based on a desire to save a neighborhood landmark.
“”It would have been a lot cheaper to tear down the old church and build everything new,” said developer David Dubin. But he felt he had a better chance of rezoning the property from 6 to 12 units if the shell of the religious edifice were retained.”

They are called Iowans

Why dont you list all of the great restaurants within 2 blocks of this place?
I’ll wait
Too much crime and rowdy behavior in the immediate vicinity. Its a decent place but I would be packing a gun on my nightly walks.
I have to guess that there is no balcony picture bc they do not want to highlight the poor people siding on a $525k condo.
I’ve long believed this was one of the least attractive buildings in Wrigleyville. At least it’s on the right side of Sheffield, though.
“Too much crime and rowdy behavior in the immediate vicinity. Its a decent place but I would be packing a gun on my nightly walks.”
You take “nightly walks”? At what time and for what purpose? To walk your dog?
No one said it was quiet. Plenty of bars, restaurants, etc. Also have several entertainment venues. But some people LOVE that kind of energy. Like I said, there is a big new apartment building directly across the street from Wrigley Field that has no trouble leasing the apartments. And the hotel directly across from the stadium has no trouble booking its rooms.
Sounds like it wouldn’t be a fit for you Nyet.
“They are called Iowans”
It takes one to know one.

Google is your friend. Can go look at the map. Dozens of places you can list.
“It takes one to know one.”
Lies
“Google is your friend. Can go look at the map. Dozens of places you can list.”
I was really hoping that you could provide a curated list of all the great restaurants with in 1 or 2 blocks, since “I havent lived there in XX years” and you are such the expert on all things, Chicago, Galesburg, SF, StL, NY, etc
I guess I’ll have to chalk it up to more lies
“It takes [an Iowan] to know one.”
“Lies”
Even with the change in the license plate color, they are easy to spot.

You want me to list Shake Shack?
I already said there was a Sunnyside nearby (lol) but there are simply too many restaurants to list them all. Feel free if you want to JohnnyU. That neighborhood has been transformed with restaurants in the last 10 years.
Shake Shack and a weed dispensary are great?
Explains alot
“Shake Shack and a weed dispensary are great?”
For lots of people, yes. Yes, they are. There are lines to get into some of the dispensaries.
“For lots of people, yes. Yes, they are. There are lines to get into some of the dispensaries.”
LOL so these top the list of “great” restaurants with in 2 blocks
And you wonder why people think you are a clown…
“LOL so these top the list of “great” restaurants with in 2 blocks”
A dispensary is an amenity of the neighborhood johnnyU. Just like a coffee shop or a grocery store or a gym.
You clearly live in some suburb somewhere (and it’s not in Illinois). Get in your car and drive everywhere. Chicago buyers will walk there and this neighborhood is fantastic. One of the best in the NATION.
“an amenity of the neighborhood”
But it’s not a ‘great restaurant’, which is what was lead with in the statement that started this:
“There are so many great restaurants, coffee shops, entertainment within 1 to 2 blocks of this building”
There certainly are a lot of places to get food around here, but very few, if any, that (to my mind) are fairly described as “great” without a qualifier like “for a dive bar” or “for across from a ballpark”.
As for coffee shops, you’ve got the aforementioned caryout only SBux, Foxtrot (where the big SBux used to be) and Two Hearted Queen on Halsted (where a Peets used to be). Am I missing anything less than .3 mile away? There are a lot more bt .3 and .5, but that ain’t “2 blocks”, no matter how one counts blocks.
Entertainment is a given, provided it’s the sort of entertainment that you like–but if it’s not, you’re a goddamn fool to even look at this unit.
“A dispensary is an amenity of the neighborhood johnnyU. Just like a coffee shop or a grocery store or a gym.”
Great thats not what you said
Why do you always lie?
There certainly are a lot of places to get food around here, but very few, if any, that (to my mind) are fairly described as “great” without a qualifier like “for a dive bar” or “for across from a ballpark”.
Huh?
It’s one of the most dense restaurant scenes in the city that isn’t a food hall.
Who doesn’t like going to the movies anon(tfo)? I’m sorry you do not. Sad life, I guess.
So the Drafthouse counts as a “great *restaurant*” to you??? Are you prepared to argue that any of the pub grub on their menu is the ‘best in Chicago’? There are plenty of bars around that I would make such an argument for a item or three, but that’s still a “bar with a great XX on the menu”, not a “great restaurant”–AGAIN: IMO.
Also: “great variety of options” /= “great restaurants”.
I feel sad that there is anyone in Chicago who thinks that really-good-for-a-theater food = “great restaurant”.
I guess I caught all the coffee shops, tho. Thanks for confirming.
Sold in March for $515k.
Guess the seller was lucky to close before Foxtrot did!
