This 2-bedroom in the Lincoln Lofts at 3151 N. Lincoln in Lakeview came on the market in August 2024.

The Lincoln Lofts was built in 1936 and converted into 52 loft condos in 1996. It has attached garage parking and an elevator.

There is no door staff or other amenities other than extra storage.

This is an authentic loft with exposed brick walls, 12 foot ceilings and big industrial windows. The listing says it is a “brick and timber” loft but it has drywall ceilings and I believe the ceilings in this building are concrete.

There are hardwood floors in the main living area.

It has a “new” chef’s kitchen with blue cabinets, an island with seating, quartz counter tops, a white tile backsplash and stainless steel appliances.

There’s a gas fireplace in the living room and it’s a double sided fireplace into the primary bedroom.

According to the prior listing, the primary bedroom is fully enclosed. It has a window and a reading nook with a ladder.

The listing says it is “newly rehabbed” with a walk-in-closet and en suite bathroom. The bathroom has a dual vanity, a shower/tub combo, custom stikwood walls and schoolhouse electric lighting.

The second bedroom is not fully enclosed and doesn’t have a window.

The second bathroom is also “newly rehabbed” with modern tile, a walk-in-shower and black matte fixtures.

There’s a spiral staircase in the main living area which leads to a private rooftop deck which the listing says has been “newly expanded.”

This loft has the features buyers look for including central air, washer/dryer in the unit and garage parking is included.

The building is in the heart of West Lakeview, near the shops and restaurants on Lincoln and Belmont, including the Whole Foods. It’s near buses and the Paulina brown line stop.

Listed in August 2024 at $560,000, it comes on the market just 14 months after it last sold.

It was previously listed in April 2023, and demand was apparently so strong the listing said “Multiple offers- best and final due.”

Listed for $435,000, with the same kitchen it currently has, it sold for $470,500.

Buyers love “new”.

With more renovations in the last 14 months, including both bathrooms, will it see multiple offers again?

    I think I’d take the 2 story spiral from yesterday over a 1 story spiral and a roof hatch. It likely doesnt meet code as it should have some handrails on the sides and a safety chain in front

    Other than storage, are these “nooks” ever used?

    Unit is 1200sf. Living area is cramped.

  2. Maybe if they’s built a doghouse on the deck that was big enough to stand inside at the top of the stairs, and store all the furniture cushions in, too.

  3. I like their hammock and the bed frame that’s in the primary. And that they managed to not mount the tv over the fp.

    Deck is big for a unit at this price point. But you’d really need to gel with the adjacent deck users or hope they don’t use theirs much.

    Best part about our (small) home has been our (big) backyard/patio area. The (nice) family who bought the (long time rental) ranch house next door late last summer have demolished that house and are building a new two-story house that will have a massive deck off the upper floor spanning the entire rear of the house, set at probably 14 feet above ground level (covering their main-level outdoor space). Once it’s done later this year we’ll look directly up at it from our yard and they’ll look down (from a couple of the windows and part of the deck) onto us. Now that we’ve gotten accustomed to the daily construction noise, I don’t know if it’s envy or our loss of privacy/view of the sky/trees that have me more irritated.

  6. Is this one “hawt” and was it “snapped up” in a bidding war in 2023 because they just “had to have it”. And now, little over a year later, is it really worth $90k more than it was a year ago? Was it worth $80k more in 2023 than it was in 2019, or did they just “had to have it”?

    What will happen if this fails to sell at or near ask to the seller?

  8. I’ve gone to Beverly numerous time Johnc. Those posts, unfortunately, just don’t resonate.

    I love the homes in Beverly and Morgan Park. Some great architecture there.

  9. This unit is under contract already. I’ll watch it to see if it sells for over ask- again.

    People want “new.” They are renting luxury apartments that are new. If you update your kitchen AND baths, it should sell pretty quickly.
